On behalf of our client, a top 25 National Multifamily Housing Council merchant developer with a newly formed in-house asset management division, we are seeking a Portfolio Manager, Asset Management to join their team in Charleston, SC.
This individual will take ownership of the firm’s entire Class A multifamily development portfolio across Georgia and Florida overseeing assets from delivery through stabilization and sale. This is a highly hands-on role focused on new developments, including selecting and managing third-party property management firms, driving lease-ups, and executing business plans across a mix of garden, wrap, mid-rise, and high-rise assets. Travel is expected to be approximately 30–50%.

Primary Responsibilities:
- Lead day-to-day asset management for a portfolio of Class A multifamily assets across GA & FL.
- Oversee new developments from delivery through lease-up, stabilization, and disposition.
- Select and manage third-party property management firms to ensure alignment with investment strategy.
- Drive leasing performance, occupancy, and rent growth in line with pro forma targets.
- Monitor asset performance against budget, underwriting, and business plans.
- Analyze financials (T12s, variance reports, KPIs) and provide clear, actionable insights.
- Track key metrics including occupancy, effective rents, concessions, delinquency, and NOI trends.
- Prepare investor reporting, quarterly updates, and ad hoc analyses.
- Support valuation efforts including BOVs, refinance analysis, and hold/sell decisions.
- Lead annual budgeting, business planning, and ongoing reforecasting.
- Evaluate property-level decisions including pricing, concessions, staffing, and expenses.
- Serve as the primary liaison with operating partners, ensuring accountability and execution.
- Represent the firm at industry events and build relationships with brokers and market participants.
Qualifications:
- 3 years of experience in multifamily asset management, acquisitions, or a related field.
- Experience with lease-ups, new development assets, or value-add strategies strongly preferred.
- Strong financial and analytical skills with advanced Excel proficiency.
- Experience analyzing property-level financials, budgets, and investment performance.
- Ability to manage multiple assets and priorities in a fast-paced, entrepreneurial environment.
- Strong communication skills with the ability to translate data into actionable insights.
- High ownership mentality with a hands-on, execution-oriented approach.
- Bachelor’s degree in Finance, Real Estate, Business, or related field (MBA a plus).
- Willingness to travel 30–50%.
