Job Overview
Morley Fredericks Real Estate is seeking an experienced, highly dependable On-Site Maintenance & Property Operations Supervisor for The Grove, a residential community in Glen Ellen.
This is not an entry-level maintenance, porter, or basic handyman position. The property requires an experienced professional who can perform hands-on maintenance work while also taking ownership of unit turns, vendor coordination, building conditions, repair follow-up, project logistics, and day-to-day property operations.
The right candidate will be organized, proactive, comfortable working independently, and capable of identifying problems before they become larger issues. This person must communicate professionally with residents, vendors, contractors, and the property management team and maintain accurate documentation of work performed and property conditions.
Responsibilities
- Perform and coordinate routine maintenance and repairs throughout the property
- Evaluate maintenance issues and determine when work can be completed in-house or requires a licensed vendor
- Coordinate and monitor vendors, contractors, schedules, access, and repair follow-up
- Oversee the progress and quality of vacant-unit turns
- Support major repairs, renovations, and capital improvement projects
- Conduct regular inspections of buildings, common areas, vacant units, and property grounds
- Identify leaks, safety concerns, security issues, damage, trash problems, and other property conditions requiring attention
- Document maintenance activity, vendor progress, unit-turn status, and outstanding concerns
- Respond professionally to resident maintenance concerns
- Provide access to vendors and contractors when needed
- Monitor project timelines and promptly escalate delays, cost concerns, or quality issues
- Maintain tools, supplies, keys, and property-related materials in an organized and secure manner
- Assist with emergency response and after-hours property matters when reasonably required
- Work closely with Morley Fredericks’ property management and regional maintenance teams
Requirements
- At least five years of hands-on residential, multifamily, hospitality, facilities, or commercial property maintenance experience
- Strong working knowledge of general repairs, painting, drywall, basic plumbing, basic electrical troubleshooting, appliances, hardware, and unit preparation
- Demonstrated experience coordinating vendors, contractors, repairs, or renovation projects
- Ability to assess maintenance problems, establish priorities, and follow work through to completion
- Strong organizational, documentation, and communication skills
- Ability to work independently without continuous supervision
- Professional judgment when interacting with residents and determining when an issue must be escalated
- Valid driver’s license, reliable transportation, and an acceptable driving record
- Ability to safely perform the physical requirements of property maintenance work
- Ability to use email, text messaging, mobile work-order systems, and basic digital documentation
- Availability to live on-site at The Grove
Preferred Qualifications
- Previous experience as a lead maintenance technician, maintenance supervisor, facilities manager, or property operations supervisor
- Experience overseeing apartment unit turns or property renovations
- Experience managing schedules, budgets, materials, vendors, or subcontractors
- Experience in multifamily housing, hospitality, senior housing, or another high-occupancy property environment
- Experience operating a maintenance, handyman, painting, or construction-related business
- Familiarity with preventative maintenance programs and property inspection procedures
