Director of Property Management & STR

$80,000–$90,000 base performance bonus
About Us
We are a privately owned real estate investment/development company. We are bringing management in-house for our portfolio of long-term residential rentals, short-term rentals (Airbnb/VRBO) and commercial office properties.
This is not a third-party management position. You will manage properties owned by our affiliated companies and report directly to ownership.
The Role
You will lead day-to-day operations and be accountable for portfolio performance. That covers STR revenue and guest experience, LTR occupancy and collections, maintenance costs, and the systems and team behind them.
Responsibilities
Short-Term Rentals
- Manage pricing and revenue: ADR, occupancy, RevPAR, booking pace, minimum stays and orphan gaps
- Optimize Airbnb/VRBO listings
- Oversee guest communication, reviews and issue resolution
- Manage cleaners and turnover quality control
Long-Term Rentals
- Oversee leasing, renewals, collections and tenant relations
- Manage turns and make-ready
Operations
- Manage maintenance, vendors and service providers
- Own property-level budgets, P&Ls and KPI reporting
- Implement our property-management platform (DoorLoop, Buildium, AppFolio or comparable) alongside QuickBooks
- Build SOPs and help build the team supporting the portfolio
- Oversee commercial office properties
Qualifications
Required
- Hands-on STR operating experience, including revenue management, beyond reservations and guest messaging
- Experience with dynamic pricing tools (PriceLabs, Beyond or similar)
- Long-term rental management experience
- Experience managing employees and vendors
- Working knowledge of budgets, P&Ls and KPI reporting
Preferred
- Experience running 15 short-term rentals
- Commercial property experience
- Property-management software experience
We’re looking for someone who works with significant autonomy, identifies problems before ownership does, and brings solutions rather than simply reporting issues.
Compensation
- $80,000–$90,000 base, depending on experience
Performance bonus based on STR profitability, LTR occupancy and collections, maintenance and turn performance, and overall portfolio KPIs
