As a Multi-Site Service Manager, You Will
- Lead all daily maintenance operations across both apartment communities, ensuring quality, efficiency, and compliance with company standards
- Establish and manage a 24-hour on-call schedule while responding to emergency maintenance situations as needed
- Develop, implement, and oversee preventive maintenance programs for all building systems, equipment, and community assets
- Supervise, mentor, and develop Maintenance Technicians, helping them expand their technical skills and advance professionally
- Troubleshoot and assist with complex repairs involving HVAC systems, plumbing, electrical, appliances, carpentry, and general building maintenance
- Create and manage work order schedules, apartment turn schedules, and preventive maintenance plans to maximize operational performance
- Partner closely with office teams to provide outstanding resident service and timely follow-up on maintenance concerns
- Manage inventory, supplies, and maintenance budgets to ensure operational efficiency and readiness
- Coordinate vendors and contractors while ensuring quality workmanship and cost-effective service delivery
- Conduct regular inspections of buildings, common areas, grounds, and vacant apartments to maintain community standards
- Foster a culture built on accountability, respect, continuous improvement, and resident satisfaction
- Base Pay: $24.00 - $28.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

- Monday – Friday
- Paid rotating on-call participation required
- Must be available and prepared for emergency events
- Schedule subject to change based on business needs
- Active and valid driver's license with reliable transportation
- HVAC, EPA, or CFC Certification preferred
- One-year technical certificate, 5 years of maintenance experience, or an equivalent combination of education and experience
- Prior multifamily maintenance leadership experience strongly preferred
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance
- Proven ability to lead teams, manage competing priorities, and drive results across multiple locations
- Strong communication, organizational, and problem-solving skills
- Comfortable using smartphones, maintenance software, email, and other technology tools
- Commitment to providing exceptional service to residents while maintaining high standards of safety and quality
