Job Summary
Morgan Properties seeks a dedicated Leasing Professional to join our team with a vibrant and customer-focused attitude. The successful candidate will be responsible for managing all aspects of apartment rentals, from generating and handling traffic to leasing apartments and assessing potential residents.
Key Responsibilities:
- Attracting Prospective Residents:
- Creates applicant files and processes applications, verifies qualifications of applicants and submits all applications to Manager for approval.
- Contact applicant to confirm approval or denial of application within 24 hours.
- Leads guests to vacant and/or model apartments and discusses the features and benefits that meet the needs of the guests.
- Ensures that applicants are set up properly in the computer, and that all monies are processed within 24 hours.
- Schedules lease signings within 24 hours of approval. Completes lease agreement and collects rental deposit.
- Ensuring Resident Retention:
- Uses the guest card to ascertain the needs and qualifications of every guest.
- Maintains courteous communications with residents, applicants and representatives of other companies.
- Reviews unit availability and records all traffic in the computer on a daily basis.
- Walks tour paths, vacant units and make-readies on a daily basis to ensure the 'model' apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the 'curb appeal' of the property.
- Records all resident correspondence and submit it to manager for review.
- Promotes resident retention programs.
- Coordination with Office Team:
- Supports team in achieving the goals of the property.
- Assists manager with any requested work to be done on the property.
- Maintains a 'team spirit' and works well with the entire staff.
- Demonstrates flexibility with hours and days worked.
- Marketing:
- Gathers information to learn about property, surrounding community, and competition.
- Assists in mailing outreach; Distributes flyers and letters to residents if necessary; Shops competitive properties and assists manager in preparing a market comparison grid; Participates in any outside marketing events as required.
- Follow Up:
- Follows up with each guest a minimum of five times.
- Promptly responds to phone calls and emails from guests.
- Compliance:
- Adheres to federal and state Fair Housing Laws as well as all company policies.
Requirements:
- Prior experience in leasing, sales, customer service.
- May require valid drivers' license, along with good driving record and auto insurance, if traveling to multiple properties.
- Outstanding interpersonal and communication skills required to interact with both residents and office staff.
- Strong sales aptitude and focus on providing current and prospective residents with exceptional customer service.
- High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
