About the Job:
We are currently seeking an experienced Vice President of Development to serve as the lead development partner for a prominent company. The VP will be responsible for establishing new business relationships, identifying market rate multifamily development opportunities, and structuring transactions. The role requires the ability to build and maintain a marketing and sales plan aimed at securing development projects within a targeted region.
Key Responsibilities:
- Identify and negotiate real estate development opportunities, including letters of intent and purchase agreements.
- Build and maintain relationships within the local real estate market to stay informed on new project opportunities.
- Evaluate market and financial feasibility for proposed projects.
- Prepare presentations and reports for executive and investment committee reviews.
- Oversee the transaction phase, including collaboration with the finance team to create proformas, due diligence review, and managing third-party consultants (civil, environmental, architecture, MEP, etc.).
- Engage in contractor selection and negotiation of Guaranteed Maximum Price (GMP).
- Lead the disposition efforts on completed projects.
- Assist in obtaining entitlements, approvals, variances, and attend zoning or city council meetings as necessary.
- Manage the project design through the various phases from concept to construction documents.
- Support capital market activities, including engaging with equity and debt partners and conducting market tours as needed.
- Attend OAC (Owner-Architect-Contractor) meetings during construction and manage owner change orders and monthly draw requests.
- Collaborate with the leasing team during the lease-up phase.
- Achieve specified business development goals, while maintaining client relationships and providing market updates to leadership.
- Occasional regional and out-of-region travel required.
- Stay active in industry organizations and attend relevant events.
Qualifications:
- BS or MS in Real Estate, Business, Finance, Architecture, or a related field, or an additional 10 years of real estate development experience.
- At least 8 years of experience in real estate development with demonstrated success in multifamily transactions.
- Proven track record in leading or supporting multifamily development projects.
- Extensive network among real estate professionals in the region.
- Strong verbal and written communication skills.
