Job Description:
The Sr. Facilities Maintenance Technician provides hands-on technical support for the maintenance, repair, and operation of facility systems and equipment, ensuring safe, reliable, and efficient building operations for the client.

Job Summary
•Coordinate daily maintenance operations, work orders, preventive maintenance activities, and on-call emergency response.
•Monitor, troubleshoot, and maintain HVAC, chillers, process chilled water, air handling units, RO water, Client, and associated electrical, mechanical, and plumbing systems.
•Monitor Client alarms and environmental controls, including temperature and humidity, using Client EBI, Carrier i-Vu, or similar platforms.
•Manage work orders, maintenance plans, inspections, and equipment records using CMMS platforms such as MaintainX.
•Guide maintenance staff and oversee contractors and service providers, including scheduling, permits, inspections, and safety compliance.
•Partner with the Health, Safety, and Environment team to maintain safe working conditions and support continuous improvement and equipment reliability.
•Participate in an on-call rotation (approximately every 3 weeks) to respond to after-hours alarms, environmental excursions, utility interruptions, and urgent maintenance requests.

Minimum Requirements:
•High School Diploma or GED minimum; 3 years of experience in industrial or facilities maintenance.
•Strong knowledge of building systems including chillers, HVAC, Client, and VFDs.
•Understanding of 110V, 240V, three-phase power, and power distribution from service entrance through switchgear, panels, and breakers.
•Ability to troubleshoot building systems and create or update MOPs, SOWs, and SOPs for equipment setup, servicing, and decommissioning.
•Strong communication skills and experience guiding maintenance teams and contractors.
•Proficiency in Excel and Smartsheet; strong typing and documentation skills.
•Must be a U.S. Person (U.S. citizen, permanent resident or green card holder, or worker granted asylum or refugee status) due to contractual requirements.

Preferred Qualifications:
•Technical school, trade certification, or associate degree in Facilities Maintenance, HVAC, Electrical, or a related field.
•Previous lead or supervisory experience in a facilities or industrial environment.
•In-depth knowledge of fire alarms, sprinkler systems, and VESTA; familiarity with UPS systems.
•Experience with building automation and environmental monitoring systems in commercial, industrial, laboratory, or manufacturing environments.
•Preferred certifications include EPA Universal, HVAC, Electrical or Mechanical Trade License, OSHA 10 or OSHA 30, or forklift/aerial lift certification.
