Lead a Well-Maintained 168-Unit Community

Monarch Investment and Management Group is looking for a strong, experienced Property Manager to take ownership of day-to-day operations at Beacon Hill Apartments, a 168-unit community located on Reservoir Road in Little Rock, AR.

Beacon Hill is a well-positioned, curb-appealing community where presentation, resident experience, occupancy, and property performance matter. We’re looking for a Property Manager who knows how to run a multifamily property, lead a team, hold people accountable, and drive results.

This is an opportunity for an experienced property management professional who is ready to take ownership—not someone looking to learn the basics of the role.

What You'll Do:

You’ll be responsible for the overall performance of the community, including operations, financial results, leasing, resident satisfaction, and team leadership.

• Drive occupancy, leasing activity, renewals, and rental revenue
• Take ownership of property performance, expense control, and NOI
• Lead collections and reduce delinquency while maintaining positive resident relationships
• Lead, coach, and hold the onsite team accountable
• Deliver a high level of customer service and resident retention
• Oversee maintenance operations, unit turns, inspections, and work orders
• Maintain accurate property records, reports, budgets, invoices, leases, and files
• Oversee property marketing and keep online listings current and competitive
• Monitor curb appeal and ensure the community consistently presents well
• Conduct budget reviews and operate within established financial goals
• Ensure compliance with Fair Housing laws, company policies, and applicable regulations
• Create a professional, accountable team culture focused on results

We're Looking For an Experienced Property Manager:

This position is best suited for someone who has hands-on multifamily property management experience and is comfortable being accountable for the performance of an entire community.

• 2 years of multifamily property management experience
• Proven experience managing the daily operations of an apartment community
• Previous onsite leadership or supervisory experience preferred
• Working knowledge of Yardi or similar property management software
• Strong understanding of leasing, budgeting, collections, resident relations, and maintenance coordination
• Knowledge of Fair Housing regulations and property management best practices
• Strong leadership, communication, organization, and problem-solving skills
• Ability to manage multiple priorities while maintaining attention to detail
• High school diploma or equivalent required
• Ability to work Monday – Friday from 9AM – 6PM and 1-2 Saturdays per month from 10AM – 2PM

Compensation & Benefits:

• $60K - $65K Annually DOE
• Quarterly Property Performance Bonus
