Position SummaryThe LIHTC Compliance Specialist ensures that affordable housing properties meet the regulatory requirements established under Section 42 of the Internal Revenue Code. This position is responsible for maintaining tenants file compliance, monitoring income certifications, assisting with annual and periodic reporting, supporting property staff and managers in enforcing LIHTC rules while upholding program integrity and resident confidentiality.Essential Duties and ResponsibilitiesGather, verify and process required documentation for initial and annual tenant income certification in accordable with LIHTC regulations.Maintain and audit tenant files for completeness, accuracy and readiness for review by State Housing Finance Agencies, investors and syndicators.Oversee TIC (Tenant Income Certification) submission and review process prior to compliance agency audits.Participate in annual file audits, certification cycles and compliance checks for property portfolio.Prepare and submit monthly, quarterly and annual LIHTC compliance reports to governmental agencies and tax credit investors.Remain current on all LIHTC, IRS and state regulatory guidance, update compliance procedures accordingly.Provide training and technical guidance to on-site property managers and leasing agents concerning the LIHTC requirements and policy changesAdvise Chief Compliance Officer about LIHTC compliance violations or audit findings requiring corrective action.Assist in responding to compliance related queries from site staff, auditors and regulatory agenciesMaintain open communication with other compliance staff. QualificationsMinimum 2 years of affordable housing, LIHTC compliance or property management experience requiredFamiliarity with other HUD housing programs (e.g. Section 8, Section 236) and Fair Housing requirements.In depth knowledge of the LIHTC program guidelines, annual certification and income verification standardsProficiency with property management software and compliance management software such as Yardi or equivalent platformsExcellent communication and time management skills.Ability to travel between assigned Communities Preferred CertificationsTax Credit Specialist (TCS).Housing Credit Certified Professional (HCCP)Specialist in Housing Credit Management (SHCM)Certified Occupancy Specialist (COS) Work EnvironmentThis role requires both office and property/site work requiring travel for lease-up and file audits BenefitsHealth, Dental, Vision and Life Insurance401(k) Retirement PlanPaid Time Off
