Job Title: Maintenance Technician Level 3 - Ft. Wayne, Indiana
Division: Property Management
Reports Directly To: Maintenance Supervisor
Position Objective:
As a Maintenance Technician Level 3, you will demonstrate advanced proficiency in most maintenance
skills, taking on leadership roles and handling the most complex maintenance tasks.
Expectations and Responsibilities:
Daily Maintenance:
Perform Routine Inspections: Lead inspections of apartments and common areas.
Conduct Advanced Repairs: Handle complex repairs related to plumbing, electrical systems,
HVAC, and structural components.
Manage Work Orders: Independently respond to and resolve maintenance requests from
residents.
Preventative Maintenance:
Schedule and Perform Tasks: Plan and execute advanced scheduled preventative maintenance
tasks.
Maintain Equipment: Ensure building equipment remains in optimal working condition.
Inventory and Supplies:
Monitor Inventory Levels: Oversee inventory of maintenance supplies and equipment.
Order Supplies: Take the lead in collaborating with the Maintenance Supervisor to order
necessary supplies.
Vendor Coordination:
Accompany Vendors: Supervise external vendors, ensuring their work meets our high
standards.
Inspect Vendor Work: Review and approve the quality of work performed by vendors.
On-Call Rotation:
Participate in On-Call Schedule: Be available for emergency maintenance tasks on a rotating
on-call schedule.
Respond to Emergencies: Handle maintenance emergencies promptly and efficiently.
Additional Responsibilities:
Team Collaboration: Lead maintenance teams and work closely with property management
staff.
Resident Interaction: Provide excellent customer service when interacting with residents.
Adhere to Safety Standards: Follow all safety protocols.
Other Duties as Assigned: Undertake additional tasks as required by the Maintenance
Supervisor.
