Mobile Loaves & Fishes (MLF) is a social outreach ministry that has been empowering communities into a lifestyle of service with the homeless since 1998. Founded in Austin, Texas, the organization serves its homeless neighbors through three core programs: Truck Ministry, Community First! Village, and Community Works. Often referred to as the most talked about neighborhood in Austin, Community First! Village is a 51-acre master planned development that provides affordable, permanent housing and a supportive community for men and women coming out of chronic homelessness. We are now embarking on a new phase of community expansion, adding more than 1400 new neighbors over the next 5-10 years.

About the Role

At CFV, the Neighbor Care department has the privilege of walking alongside our neighbors providing opportunities for them to settle, cultivate, and care for themselves and others in this unique community home to formerly chronically homeless individuals. As a part of the Neighbor Care team, the Property Management team is animated by a vision to empower neighbors into a lifestyle of accountability, goodness, and mutual respect in order to create a peaceful and healthy community.

The Healthy Living Coordinator plays a key role in supporting neighbors in maintaining safe, healthy, and stable homes. This position conducts routine home inspections, coordinates pest control activity including bed bug treatment, assesses units for preventative maintenance needs, and observes and reports lease compliance concerns. This role also builds genuine relationships with neighbors and connects them to appropriate support through referrals to Supportive Services. In close collaboration with Maintenance, Facilities, Property Beautification, and Supportive Services, the Healthy Living Coordinator helps maintain a clean, safe, and welcoming community.

This is a full-time, non-exempt position reporting to the Property Manager. Hours typically include 8am–5pm Monday–Friday; some nights and weekends may be required. The Healthy Living Coordinator will office at Community First! Village located at 9301 Hog Eye Road, Austin, TX 78724.

Duties & Responsibilities

Inspections, Safety, & Compliance

• Conduct routine unit inspections to assess cleanliness, habitability, and moisture levels
• Check all safety equipment including smoke alarms, carbon monoxide detectors, fire extinguishers, and air filters
• Identify signs of pest infestation, mold, unregistered pets, and unauthorized occupants
• Identify and document unauthorized property modifications.
• Submit work orders and coordinate with the Maintenance Team on repairs and preventative maintenance identified during inspections.
• Conduct move-out inspections, documenting damages and unit condition for unit turn.
• Assign and record a Healthy Home Score for each unit inspected, tracking trends over time to inform referrals and interventions.
• Observe, document, and report all lease violations, with a focus on pets, unauthorized occupants, property modifications, and cleanliness.
• Support the execution of writs of possession by assisting in the cleanout of homes during the writ process.
• Coordinate with the Neighbor Administrator and Tech Admin to assist in posting lease violation notices in AppFolio.

Pest Control & Cleanouts

• Serve as the primary liaison between CFV and the contracted pest control company; schedule and oversee routine weekly treatments.
• Communicate with neighbors regarding preparation requirements, scheduling, and follow-up for all pest control activity.
• Coordinate and track bed bug treatments, roach cleanouts, and other one-time emergency pest treatments
• Supervise the Assisted Cleanout Program as an eviction prevention tool
• Facilitate the hiring of a cleaning company to clean neighbor homes
• Schedule follow-up inspections after cleaning is complete, and track progress
• Identify neighbors in need of cleanout assistance based on Healthy Home Scores and lease violation history

Neighbor Engagement & Referrals

• Cultivate a strong working relationship with the Supportive Services team; participate in regular meetings and make timely referrals when a neighbor's health, mental health, or housing stability requires support.
• Collaborate effectively across teams - including Maintenance, Facilities, Property Beautification, and Supportive Services - to coordinate follow-up, share relevant observations, and contribute to a well-maintained and welcoming community.

Data, Reporting, & Emergency Response

• Maintain consistent records across all areas of responsibility: inspections, pest control, safety equipment, work orders, referrals, and cleanout activity.
• Input daily data into the metrics system.
• Track and analyze pest control treatment activity and associated costs to identify trends and inform resource decisions.
• Track and analyze preventative maintenance work order data to identify recurring issues and support long-term property planning.
• Collaborate with the Data team to review trends across areas of responsibility and surface insights to the APM/PM.
• Respond to property emergencies during scheduled shifts in accordance with the On-Call Operations SOP.
• Conduct well checks and coordinate with emergency services as needed; document all activity.

Knowledge, Skills, Abilities & Principles

• Commitment to serving those who have experienced homelessness and personal alignment with MLF's vision, mission, core values, and goals.
• MLF is a faith-based organization whose ideals and philosophy come directly from the Gospel of Jesus Christ. Candidates must be comfortable working within and reflecting this organizational culture.
• 2–3 years of experience in a structured accountability or residential compliance role required. Relevant backgrounds include residential treatment, halfway house or sober living, adult protective services, transitional or supportive housing, reentry services, or similar environments
• Demonstrated ability to hold relational accountability, document interventions consistently, and communicate effectively within a team-based structure
• Strong data tracking and documentation skills
• Demonstrated proficiency in de-escalation techniques and conflict resolution, particularly within vulnerable or formerly homeless populations
• Strong communication and active listening skills; ability to have difficult conversations with care and professionalism
• Strong attention to detail with excellent written documentation skills
• Ability to maintain appropriate boundaries while building genuine relationships
• Flexible and adaptable; able to recover quickly from setbacks and shifting priorities
• Highly self-motivated with the ability to exercise sound judgment and work effectively as part of a coordinated team.
• Must have a valid driver's license

Work Environment & Physical Demands

• Significant walking on uneven terrain required; must be willing and able to work outdoors in all weather conditions.
• Must be comfortable working in the presence of insects, rodents, and other pests as a routine part of the role.
• Must be able to move about in tight, cluttered, and hard-to-reach spaces and access all unit types including tiny homes and RVs.
• Must be able to lift up to 50 lbs.
