Part-Time Property Manager – Mobile Home & RV Park

We're looking for a local, trustworthy, self-directed person to manage a privately owned mobile home and RV park about 5 minutes from Old Town Fort Collins. You'll work independently as our eyes, ears, and voice on site. This is flexible fieldwork, not an office job.

Hours vary week to week, from about 10 to 30, and average around 25.

What you'll do:

- Visit the park 3–4 times per week, at varied times, to walk the property and check conditions

- Be on call for emergencies (water main breaks, sewer backups, electrical issues) and coordinate repairs

- Enforce park rules and serve tenant notices in line with Colorado's Mobile Home Park Act

- Fill RV space vacancies: post ads, respond to leads, screen applicants by phone, and sign leases

- Read utility meters monthly and send readings to the owner on schedule

- Deliver invoices and late or violation notices to tenants

- Keep records in Rent Manager software (training provided)

- Stay in regular contact with the owner by text, phone, and email

Requirements:

- 5 years of multi-family property management experience

- Live within 15–20 minutes of Old Town Fort Collins (must)

- Solid computer skills (email, texting, Google Drive or similar) and the ability to learn property management software (must)

- Able to handle multiple issues at once, calmly and professionally

- Reliable and self-motivated, able to take initiative without being micromanaged

- Organized enough to keep accurate records and meet monthly deadlines

- Able to pass a background check (must)

A plus: - Maintenance experience

- Familiarity with mobile home or RV parks

Pay: $2,500/month plus a phone and internet allowance.

You'll also earn $25/month for each new RV tenant you place, for that tenant's first 12 months (up to $300 per tenant). Renewals are not included.

Pre-approved expenses are reimbursed monthly.
