Lead Maintenance Technician/

MMI Property Solutions is seeking an experienced Renovation Project Superintendent / Lead Maintenance Manager to oversee the complete renovation of a newly acquired 108-unit multifamily community in Watford City, North Dakota.

This is more than a traditional maintenance position. You will lead the execution of a large-scale value-add renovation, coordinating vendors, contractors, and an on-site maintenance team while ensuring projects stay on schedule, within budget, and meet our quality standards.

For the right candidate, this role offers a unique opportunity to transition into a Traveling Renovation Manager, traveling to future acquisitions across our growing portfolio to oversee renovations and capital improvement projects.

What You'll Do

• Lead the day-to-day execution of a full property renovation for a 108-unit apartment community.
• Supervise and mentor a team of approximately five maintenance technicians.
• Coordinate and manage contractors, vendors, inspectors, and suppliers.
• Schedule and oversee apartment renovations, exterior improvements, and capital projects.
• Perform quality control inspections to ensure work meets company standards.
• Monitor project timelines and communicate progress to corporate leadership.
• Order materials and maintain inventory while controlling project costs.
• Assist with budgeting, vendor bidding, and contractor selection.
• Ensure all work complies with OSHA safety standards and local building codes.
• Support property operations by balancing renovation schedules with occupied apartment needs.

What We're Looking For

• 5 years of multifamily maintenance experience.
• Experience leading maintenance teams or construction crews.
• Strong background managing renovation or construction projects.
• Experience coordinating multiple vendors and contractors simultaneously.
• Knowledge of apartment turns, capital improvements, and preventive maintenance.
• Ability to read scopes of work, blueprints, and project specifications.
• Excellent organizational and communication skills.
• Ability to prioritize multiple projects in a fast-paced environment.
• Valid driver's license and reliable transportation.

Preferred Qualifications

• EPA Universal Certification
• HVAC certification
• CAMT or equivalent maintenance certification
• Experience with value-add multifamily renovations
• Experience using project management software or maintenance management systems
