SUMMARY:

This role is responsible for ensuring that construction projects meet Mizkan's expectations in terms of budget, schedule, and quality. The Construction Owners Representative will be involved in the entire lifecycle of the projects, from initial concept and proposal presentation to developing project scope, schedule, and financials, overseeing construction management and field visits, continuous project reporting, risk management, and more

Primary Responsibilities

  • Project Oversight: Monitor projects from start to finish, ensuring it stays on track and align with the Mizkan’s goals.
  • Contract Management: Review and manage contracts with architects, contractors, and other parties, ensuring all agreements are properly executed.
  • Budget and Cost Control: Track costs, review invoices, negotiate prices, and approve payments to keep the project within budget.
  • Schedule Management: Work closely with General Contractors, architects, engineers, etc. to Ensure project timeline is followed and proactively address any delays.
  • Quality Control: Oversee the quality assurance process to ensure all work meets the required standards.
  • Facilitating Communication: Act as a liaison between the Mizkan, architects, and contractors to ensure effective communication.
  • Risk Management: Identify and mitigate risks to prevent issues from derailing the project. Ensure the project complies with all relevant building codes, regulations, and permits.
  • Change Management: Manage changes in the project’s scope, budget, or timeline and seek proper approvals.
  • Conflict Resolution: Resolve conflicts quickly to maintain project harmony.
  • Documentation and Record Keeping: Keep track of permits, change orders, and other relevant documents.

Specific Duties :

  • Pre-Construction Services
    • Assist Mizkan Engineering team with contract negotiation and review.
    • Establish a document control platform and communication protocol.
    • Work with Mizkan Engineering team, Architect/Engineer (A/E), and General Contractor (GC) to develop/confirm the project development schedule.
    • Work with Mizkan Engineering team, A/E, and GC to develop the overall pro-forma budget, including breakout of construction and non-construction costs (soft costs including all misc. fees).
    • Assist in the coordination of the design and design review process.
    • Attend, participate in, and document periodic design meetings.
    • Analyze cost estimates and provide documented reviews.
    • Recommend design and construction alternatives. Lead the value engineering discussions with A/E and GC to determine the most viable and economic solutions.
    • Assist with bidding and selection. Review bidding documentation to confirm conformity to State statutes.
    • Communicate critical information to appropriate Mizkan Leadership and receive feedback for the project team. Communicate the response to the project teams.
    • Facilitate coordination amongst Mizkan team, stakeholders, and the project team.
    • Provide weekly updates to Mizkan leadership on pending action items.
    • Facilitate procurement of Mizkan provided services outside of A/E and GC.


  • Construction Period
    • Provide internal and external communications to keep all stakeholders well-informed regarding the project status and any impacts to the schedule or budget.
    • Coordinate with A/E and GC to ensure all contractual requirements are met.
    • Attend OAC (Mizkan, Architect, GC) meetings, represent the Mizkan at these meetings, and ensure complete and accurate minutes for such meetings are provided.
    • Tour the construction site with GC and/or A/E regularly to observe the progress and quality of construction.
    • Perform periodic building envelope observations and make recommendations to the design and construction teams on opportunities and issues.
    • Participate in conferences and render advice and assistance to develop economic, efficient, and desirable design, development, and construction procedures.
    • Review and render advice to Mizkan concerning product samples and specifications provided to Mizkan by GC, subcontractors, and material suppliers for use at the project.
    • Receive and render advice to Mizkan on suggestions or recommendations which could improve the project or reduce construction time or costs through a standardized value engineering process.
    • Review and track all necessary conditional and unconditional lien releases and waivers and keep Mizkan informed of the status of all lien releases.
    • Review all change orders issued by the GC regarding the project and render advice to Mizkan about the form and content of such change orders in relation to the plans, specifications, and contract documents.
    • Monitor the schedule and budget with relation to the requested change orders and prepare schedule and/or cost recovery plans to keep the project on schedule and within budget.
    • Review and make recommendations on all payment requests pursuant to the contract documents, A/E’s agreements, or other consultants’ agreements related to the project.
    • Identify possible payment defaults on the part of GC, subcontractors, material suppliers, or any party who may have lien rights against the project.
    • Perform periodic observations of the project at least once a week, or as deemed necessary, to verify: (i) that the materials and labor being furnished are according to the plans, specifications and contract documents, (ii) that the work being billed in each payment request is completed in accordance to the plans, specifications, and contract documents, (iii) that the GC’s time schedule is being maintained, as shown as attached to the construction contract, and (iv) that the costs are in line with Mizkan’s budget.
    • Assist Mizkan and A/E in the review of GC’s punch lists for the project, coordinate and assist project team in the completion of all such corrective work and participate in all inspections/observations.
    • Facilitate coordination between Mizkan, stakeholders, and the project team.
    • Provide weekly updates to Mizkan leadership team on pending action items.
    • Facilitate procurement of services outside of A/E and GC, if required.
    • Issue PO’s, review invoices for approval
    • Ensure all contractors working on-site adhere to Mizkan safety protocols, permit requirements, and GMP standards.


  • Post-Construction Services (Last Mile)
    • Oversee the final building commissioning of all mechanical, electrical, and plumbing systems.
    • Oversee the final commissioning of the building envelope.
    • Coordinate the installation of any Mizkan Furnished Equipment.
    • Confirm completion of documentation for operations and maintenance manuals and as-built documents to include in a final digital project manual.
    • Identify critical warranty issues as they arise during the 12-month warranty period.
    • Facilitate and attend the warranty walkthrough and punch list 11 months after substantial completion and make notification to GC of any outstanding warranty issues
EDUCATION, EXPERIENCE, AND QUALIFICATIONS:

Required:

  • Bachelor’s degree in Construction Management, Engineering, Architecture or a related field
  • 7 years of experience in construction management.
  • 5-7 years of experience managing multimillion-dollar projects from inception to completion.
  • Have a thorough understanding of all facets of design and construction projects including budgeting, permitting, consultant proposals, GC contracts, and scheduling to ensure cohesive project management and risk management.
  • Establish and vigilantly maintain an all-inclusive project budget and schedule.
  • Experience analyzing, negotiating, and executing contracts with precision and strategic foresight.
  • Maintain clear and effective communication with all project stakeholders (Mizkan, Architect, Contractor) to foster positive relationships and seamless project execution.
  • Experience in navigating complex team relationships and many points of view in favor of a successful outcome for the Mizkan and their project.

Preferred:

  • Experience in CPG, Food Manufacturing environments
  • Preference for certifications in CCM or PMP, or the willingness to obtain when you join the organization.
