SUMMARY:

The Senior Project Manager will be responsible for overall project management for large and highly complex projects, which includes maintaining excellent communication with general contractors throughout the life of the project to ensure project success and profitability. The Senior Project Manager shall also act as a mentor to the project management team and be a “go to” for question and answers.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Monitors and maintains project timelines, milestone dates and budget adherence.

· Prices and negotiates change orders and provides workable design solutions as needed.

· Suggests cost savings or changes in project scope for the benefit of both the customer and Mission Bell.

· Reviews submittals for approval per plans, specifications, and Mission Bell proposal.

· Breaks out job into work orders, assisted by APM.

· Responsible for timely and accurate take-offs and ordering of materials.

· Reviews schedule of projects; conducts project planning meetings to ensure projects are completed within budget and time constraints.

· Manages job costs based on budget and provides monthly CTC report.

· Provides updated monthly billing forecasts

· Provides billing information to accounting that analyzes % complete and a schedule of values (SOV)

· Processes submittals such as shop drawings and samples, assisted by APM

· Processes documentation for “change orders” in a timely manner and manages cost impact as appropriate.

· Ensures subcontractors, suppliers and employees are following specifications, drawings and construction schedules

· Processes job packages for manufacturing departments, delivery and installation, assisted by APM/PC.

· Attends regular company meetings to provide status updates and to align with company-wide goals.

· Schedules Field Superintendent to field dimension trips and is able to communicate field dimension status to customer.

· Implements solutions to any encountered issues during construction

· Maintain customer relationships so that customers request Senior Project Manager on next project.

· Trains, mentors, and directs Project Managers, and APMs.

QUALIFICATION REQUIREMENTS

· Bachelor’s degree in Construction Management, similar, or relevant years of experience

· 4 years of progressive experience, managing multi-million-dollar projects

· Hands-on field and/or shop experience in millwork or other construction trade required

· Ability to read and comprehend architectural drawings and technical specifications required

· Advanced computer skills in MS Office Suite products

· Strong leadership, organizational skills, attention to detail, ability to prioritize and meet deadlines

· Strong business intuition and ability to perceive how financial data relates to operational decisions

· Ability to multi-task in a fast-paced environment with fluctuating priorities and deadlines

· Ability to work without direct supervision, and efficiently manage tasks and time

· Excellent written and verbal communication skills

Can make accurate estimates of time and resource requirements. Sets a number of milestones to gauge progress and monitors the project using those milestones.

· Negotiating - Focused on interests and profitability of Mission Bell; negotiates well to achieve the maximum amount for Mission Bell while maintaining win-win with other party. Represents Mission Bell well; demonstrates a sense of ethics and fairness; can be direct and forceful as well as diplomatic.

- While performing the duties of this job, the employee works in a both an office environment and on or near the shop floor where there may be moving mechanical parts with occasional exposure to the risk of electrical shock, outdoor weather conditions, fumes, or airborne particles, and toxic or caustic chemicals. Noise level in the work environment is usually moderate and occasionally high.

TRAVEL:

- Local travel to jobsites is required for this position.

Pay: $110,491.02 - $133,064.47 per year
