Job Duties (not limited to)
- Operates heavy equipment such as front-end loaders, backhoes and bucket trucks; must pass an operational test administered by a supervisor.
- Completes and maintains certification from an ADP-provided online electronics maintenance course, including ballast wiring, line voltage identification, capacitor testing and troubleshooting of photo cell, time clock circuits and AC/DC motors.
- Performs comprehensive pool equipment maintenance, including pump and motor replacement, PVC repairs, level sensor and heater troubleshooting; must hold valid certification from an ADP-provided online pool maintenance training module.
- Executes advanced carpentry and drywall repairs, including taping, mudding and finishing work.
- Safely works at heights using ladders, lifts, scaffolding, bucket trucks or fall protection equipment for building exterior maintenance.
- Accurately follows lamping, painting, air filter and belt replacement schedules for all ADP-managed properties.
- Establishes and maintains effective working relationships with contractors, vendors and coworkers.
- Communicates clearly and professionally, both verbally and in writing.
- Recommends and implements goals and best practices to ensure efficient and effective facility operations.
- Demonstrates strong initiative and the ability to complete tasks independently while adapting to changing priorities.
- Identifies vehicle maintenance needs and coordinates appropriate repairs.
- Maintains accurate records and follows established reporting procedures.
- Adheres to a consistent and dependable work schedule.
- Performs other duties as assigned by the Building Engineer and/or Chief Engineer.
Job Qualifications
- High school diploma or GED required.
- Minimum of two (2) years of experience in maintenance, facilities management, or a related field.
- Demonstrates a strong work ethic and a positive, professional attitude.
- Self-motivated with a high level of initiative and the ability to work independently.
- Strong verbal and written communication skills.
Physical Requirements (not limited to)
- Must be able to stand for long periods and walk, climb ladders and stairs, balance, stoop, kneel, crouch, bend, stretch and twist or reach.
- Must be able to continuous repetitive motions.
- Must be able to occasionally lift and/or move up to 80 pounds.
- Must be able to work in a busy, noisy environment.
- Must be able to handle working conditions which may be cold, hot, humid, wet/slippery.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
