Minkoff is looking for a Construction Pre-construction Manager who is a strategic thinker and meticulous planner who lays the groundwork for a successful and cost-effective project. The Pre-con Manager works hand-in-hand with our leasing team as they challenge assumptions, explore alternatives, and identify opportunities to enhance value and reduce waste. The qualified candidate will be a detail oriented, energetic, organized, and customer service based individual to manage all aspects of construction projects including estimating, design, and execution of tenant fit outs and building renovations.
Responsibilities:
1. Leads front-end efforts of Interior Tenant Buildouts
· Manages projects from conception, through estimating, and bidding.
· Coordinates design team, tenant needs, base building systems, and owner expectations.
· Drives each project to kick-off on time, on budget, and scope.
2. Scopes, Estimates & Prices Projects in Coordination with Leasing
· Provides pre-lease pricing for test fits and early-stage budgets.
· Collaborates with in-house leasing to align scope, timeline, and tenant expectations.
· Ensure scoping aligns with lease terms and tenant improvement allowances.
3. Manages Design Process & Permit Approvals
· Translates lease terms and tenant needs into clear direction for design team.
· Reviews drawings for scope compliance, code alignment, and system coordination.
· Manages permit applications and follows through to approval.
4. Oversees Bidding and Subcontractor Selection
· Manages bid process, subcontractor evaluations, and RFI/submittal workflows.
· Select qualified subcontractors for fit-out execution.
· Ensures work is bid per plans, quality standards, and jobsite safety requirements.
Job Requirements:
- Bachelor's degree or higher.
- 5 or more years of commercial project management experience.
- Specific experience in tenant improvements, building renovations and mechanical system projects. Lab experience is a plus.
- Well organized and able to manage multiple tasks simultaneously.
- Ability to read, interpret and understand plans and specifications.
- Must be able to draft contracts and subcontractor’s scope of work.
- Excellent verbal and written communications
- Strong computer skills. Microsoft Project and AutoCAD experience is a plus.
- General knowledge of local building codes and permit process.
