How You Will Be Successful
- Receive all incoming service requests, create and prioritize work orders, assign to technicians, and monitor progress to ensure issues are handled timely and to the satisfaction of the resident
- Troubleshoot service requests by diagnosing and resolving, when possible, prior to issuing work order
- Maintain positive communications with residents and provide excellent service through courteous and timely response to resident needs and concerns
- Communicate daily with property office reporting on progress of service requests
- Identify and report to management any safety concerns, hazardous conditions or maintenance needs
- Assist maintenance supervisor with maintaining an adequate inventory of materials and supplies
- Maintain organization and cleanliness of work areas and maintenance shops
- Embrace Mills values applying to all areas of responsibility and abide by Mills policies and procedures
- Conduct quarterly inspections of all apartments to ensure proper maintenance and identify preventive repair needs.
- Perform ongoing inspections related to remediation processes, documenting and tracking progress to resolution.
- Complete pre-move-out inspections to assess unit condition, identify necessary repairs, and reduce turn times between residents.
- Carry out pet inspections to ensure compliance with community pet policies and identify any related damage or maintenance concerns.
- Conduct safety inspections to identify potential hazards and ensure compliance with safety standards and protocols.
- Perform pest inspections and coordinate treatment or preventive measures as needed to maintain a pest-free community.
- Conduct vendor inspections to verify quality of work, adherence to scope, and compliance with property standards and safety regulations.
- High school diploma or GED; trade school degree preferred
- Minimum one year of maintenance experience preferred
- EPA Certification Type I and II, or Universal, required; or willingness to complete certification within the first 90 days of employment
- Proven ability to maintain composure and solve problems with keen insight when faced with obstacles
- Ability to work a varied schedule, including weekends, holidays, and on-call shifts
- Ability to work in extreme environmental conditions (heat, cold, rain, snow, etc.)
- Valid driver’s license
- Adept at building relationships and working in a team environment, with a proven track record of sharing ideas, providing encouragement, building on others’ ideas, giving due appreciation, and bringing out the best in others
