The Service Technician is primarily responsible for maintaining the community’s curb appeal and aesthetic quality
through expert painting and grounds keeping. This role ensures that all exterior and interior surfaces are well-maintained and that
the property grounds remain clean, safe, and visually appealing. This position is accountable for identifying problems, cleaning, and
janitorial responsibilities, completing routine service requests as needed, performing painting and regular maintenance in vacant
apartment homes, maintaining the grounds and common areas in a clean and safe manner, and making routine repairs to maintain
the material and aesthetic condition of the community. The Service Technician – Painter works in accordance with operating and
safety standards, ensuring requests and repairs are made in a safe, reliable, timely manner. They anticipate and evaluate potential
problems. This position strives to maintain the highest level of attention to the operational needs of the community

Essential Functions/Responsibilities
- Perform painting in vacant apartment homes and community common areas including touch-ups as needed.
- Prepare surfaces by cleaning, sanding, and priming before painting.
- Apply paint, stain, and finishes to walls, ceilings, doors, and trim using proper techniques.
- Maintain painting tools and equipment in good working condition
- Replace light bulbs in common areas and exterior fixtures.
- Assist with make-ready preparation for vacant units.
- Support resident programs and community events when needed.
- Follow all safety protocols and comply with Fair Housing regulations.
- Providing Exemplary Customer Service - as measured by survey results, online reputation, and other means

- Ensure all painting work meets quality standards and timelines.
- Maintain community grounds, parking areas, and common spaces free of trash, debris, and cobwebs.
- Sweep, blow, and clean walkways, breezeways, and outdoor areas.
- Inspect and maintain irrigation systems; perform minor repairs as needed.
- Pressure wash buildings, sidewalks, and exterior surfaces regularly.
- Assist with landscaping tasks such as trimming, planting, and seasonal upkeep.
- High School diploma or equivalent (GED) preferred.
- Minimum 1 year of previous experience in property grounds keeping or related trade is required.
- Proficient in painting techniques and safe handling of chemicals and tools.
- Ability to operate landscaping and maintenance equipment (leaf blowers, pressure washers, ladders, etc.).
- Strong attention to detail and time-management skills.
- Excellent customer service and communication abilities.
- Accurately take measurements and perform basic arithmetic
- Safely operate maintenance equipment such as, but not limited to, leaf blowers, pressure washers, hand tools, power tools, transfer aids, snow and ice removal equipment, ladders, landscaping equipment, commercial vacuums, steam cleaners, other carpet and floor cleaning equipment, safety equipment, electric and hand-powered augers and others as needed
- Ability to use general office equipment such as key system programmers and software, app-based software, and personal computer
