An AOAO is seeking an experienced Building Maintenance Manager to oversee the upkeep, repair, and operational reliability of our condominium community in Mililani. This is a hands-on role for a skilled tradesperson who can manage the upkeep of the property. This includes coordinating with vendors and contractors, and keep our buildings, grounds, and common-area systems running safely and efficiently for our residents.

Job Scope
The Building Maintenance Manager is responsible for the day-to-day maintenance and repair of building systems, common areas, and grounds across all four buildings. This role works hand-in-hand with the Operations Manager to coordinate daily activities, schedule vendors and contractors, manage work orders, and ensure that maintenance operations support the Association’s broader operational and capital planning goals. The Building Maintenance Manager also provides regular updates and reporting to the Board of Directors and Operations Manager on the condition of building systems and ongoing maintenance projects.
Job Functions
- Oversees daily maintenance operations across buildings including common areas, mechanical rooms, parking structures, and grounds.
- Performs and/or supervises general maintenance and repair work across all trades, including painting, plumbing, electrical, and HVAC systems.
- Works closely with the Operations Manager to coordinate daily maintenance activities, schedule vendor and contractor access, and ensure minimal disruption to residents.
- Conducts routine and preventive inspections of building systems (plumbing, electrical, HVAC, fire/life-safety systems, elevators) and common areas to identify and address maintenance needs before they become larger issues.
- Maintains accurate maintenance logs, preventive maintenance schedules, work order records, and inventory of supplies and equipment.
- Responds promptly to emergency maintenance issues, including water leaks, power outages, and other urgent building system failures, including outside of regular scheduled hours as needed.
- Coordinates with outside vendors and contractors supporting capital improvement projects (e.g., DWV piping replacement, elevator maintenance, fire/life-safety systems) and reports findings to the Operations Manager and Board.
- Assists with procurement of maintenance supplies, equipment, and minor contracted services in accordance with Association policy.
- Ensures all maintenance activities are performed in compliance with applicable safety standards and state/county regulations.
- Provides regular status updates and maintenance reports to the Operations Manager and Board of Directors.
- Performs other duties as assigned by the Board of Directors or Operations Manager
- Maintains the appearance and cleanliness of property grounds through routine cleaning and vendor contracted schedules.
Qualifications
- Valid driver’s license
- Associates degree and/or relevant experience
- Strong communication (written and verbal) and interpersonal skills
- Proficiency with email, spreadsheets and word processing software applications
- Collaborates with team and is inclusive in working relationships
- Proficiency in reading blueprints and specifications
- Must be able to lift up to 50 lbs.
- Ability to physically climb ladders

Responsibilities
- Perform routine inspections and preventive maintenance on electrical, mechanical, plumbing, and HVAC systems to ensure continuous operation.
- Troubleshoot and repair building systems using schematics, wiring diagrams, and technical manuals.
- Operate and calibrate tools such as ohmmeters and other diagnostic equipment to identify electrical or mechanical issues.
- Conduct welding tasks and perform residential painting as needed to maintain building aesthetics and structural integrity.
- Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance activities, and schedule future tasks.
- Supervise or assist with facilities maintenance projects, ensuring safety standards are met throughout all operations.
- Read and interpret schematics for electrical circuits, mechanical systems, or facility layouts to facilitate accurate repairs or modifications.
- Lead or support team efforts in manufacturing or facilities environments with a focus on quality and efficiency.
- Provide excellent customer service by addressing internal client needs promptly and professionally.
- Oversee safety protocols during maintenance activities, ensuring compliance with all health and safety regulations.
Skills
- Strong mechanical knowledge combined with experience in facilities maintenance or manufacturing environments.
- Proficiency in electrical work, including understanding schematics and using testing tools like ohmmeters.
