Onsite Property Manager
The Onsite Property Manager (OPM) will oversee the entire operations of a housing community. Under the supervision of the Regional Supervisor, the OPM will be responsible for all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. We are looking for a leader that will exercise independent judgement to maximize profitability while in compliance with Fire and Life Safety, OSHA and fair housing guidelines.
Essential Duties & Responsibilities
- Maintain accurate records of all transactions, submit rent rolls, delinquency reports, move-in/move-outs
- Collect rents and late fees, maintain an accurate ledger by posting deposits and fees in a timely manner
- Post legal action, documents and process in accordance with State and company guidelines
- Manage vendor/contractor and assist scheduling for maintenance requests
- Ensure invoices are submitted weekly to the corporate office for payment
- Address staff performance issues, able to document adequately, assist Regional Supervisor to either request additional training or terminate employment when necessary
- Promote harmony and friendly workplace environment, to promote quality job performance through support and effective leadership.
- Address resident complaints, concerns, and requests, the ability to diffuse while taking command of a difficult situation.
- Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Effectively show, lease, and move-in prospective residents
- Maintain property appearance and ensure repairs are completed on a timely basis (this requires regular property inspections and tours)
- Ability to solicit and obtaining bids/pricing from vendors, suppliers, and contractors
- Having Buildium or property management software experience: utilizing the software to effectively handle and oversee property management tasks
