Property Manager – 168-Unit Apartment Community

Location: North Anthony neighborhood, Fort Wayne, Indiana

Job type: Full-time, W-2 employee.

Base salary: $68,000–$78,000, based on experience, plus performance bonus potential of up to $10,000 annually.

Exceptional candidates with comparable renovation or repositioning experience may be considered above the posted range

Lead a Community Revitalization

Midwest Property Management is looking for an experienced, energetic Property Manager to lead a 168-unit apartment community in Fort Wayne.

This is not a “keep everything exactly as it is” kind of position. The property is in the middle of a major transformation, with more than $6 million in renovations underway. It will also receive a new name, a new identity, and a fresh introduction to the Fort Wayne community.

Renovations and turnarounds can occasionally be messy—but they are also incredibly rewarding. You will have the opportunity to help shape the resident experience, build a strong on-site team, improve operations, and watch an overlooked property become a community people are proud to call home.

We are looking for someone who can keep a lot of moving parts moving, treat people well, solve problems without creating drama, and take genuine ownership of the community’s success.

What You’ll Lead

You will oversee the day-to-day performance of the property from end to end, including:

Community and Team Leadership

  • Lead, support, and hold the on-site team accountable
  • Create a friendly, professional, resident-focused culture
  • Set priorities and keep leasing, maintenance, vendors, and office operations moving in the same direction
  • Identify problems early and follow through until they are resolved
  • Help guide the property through its renovation, repositioning, and rebrand

Leasing and Occupancy

  • Respond promptly and professionally to prospective residents
  • Conduct tours and help prospects find the right apartment home
  • Process applications, verifications, deposits, and lease documentation
  • Prepare and execute leases in accordance with company policies and applicable regulations
  • Manage online listings, property information, and local marketing efforts
  • Track leasing activity and adjust the plan to meet occupancy and revenue goals

Resident Experience

  • Build positive, professional relationships with residents
  • Respond to questions, concerns, and lease issues with empathy and good judgment
  • Communicate clearly about maintenance, renovations, policies, and community updates
  • Conduct move-in and move-out inspections
  • Support resident retention and community-building efforts
  • Maintain a community where residents feel valued, safe, cared for, and heard

Maintenance and Property Standards

  • Coordinate the maintenance team, contractors, and outside vendors
  • Prioritize work orders and follow up on completion and resident satisfaction
  • Inspect vacant apartments, common areas, grounds, and completed work
  • Help manage apartment turns and renovation activity
  • Maintain high standards for cleanliness, safety, curb appeal, and preventive maintenance
  • Review vendor performance, pricing, scheduling, and quality of work

Financial and Administrative Operations

  • Oversee rent collection, account follow-up, and accurate resident ledgers
  • Process invoices and support accounts payable and receivable functions
  • Maintain organized and accurate lease, legal, vendor, and property records
  • Monitor property expenses and performance against budget
  • Prepare timely, polished reports for ownership
  • Use property management data to identify problems and improve results
  • Maintain compliance with company policies and applicable housing regulations

  • Stay calm and solutions-focused when the day does not go according to plan

Experience and Qualifications Required

  • Property management experience, ideally in multifamily housing
  • Experience leading employees, vendors, or service teams
  • Strong leasing, customer service, and resident-relations skills
  • Working knowledge of rent collection, accounts receivable, accounts payable, budgeting, and property reporting
  • Experience with AppFolio, Yardi, Rent Manager, Buildium, or a similar enterprise property management platform
  • Comfort using Microsoft Office or Google Workspace
  • Strong organizational and time-management skills
  • Familiarity with fair housing and other applicable property management regulations
  • Ability to move throughout the property and access apartments and common areas as required for inspections, tours, and daily operations

Preferred

  • Four or more years of multifamily property management experience
  • Experience managing a property undergoing renovation, repositioning, lease-up, or operational turnaround
  • AppFolio experience
  • Experience managing a property of comparable size
