Title: Overnight Facility Technician

Reports To: Director of Facilities

Department: Facilities

Work Location: 17745 Metcalf Ave Stillwell, KS 66085

Job Description:

The main role of a person in this position it to provide observation and troubleshooting of Commercial HVAC and Environmental Systems to ensure the necessary environmental requirements are provided for our customers. 

Essential Duties/Responsibilities:

Monitor Building Systems (Siemens Insight & Johnson Controls Facility Explorer)

  • navigate systems
  • respond to alarms
  • adjust environmental controls and equipment to resolve alarm condition

Visual inspection and testing of

  • refrigeration units and boilers to evaluate functional operation
  • checks piping, lines and other components at various points in the system to determine that the unit is functioning properly
  • interprets instruments, adjusts valves and controls to vary system functions and maintain unit output within specified limits 
  • troubleshoots electrical systems when utility equipment goes down

Water and chemical testing or our Boiler and Chiller and various other systems

  • takes samples of water and treatment solutions
  • performs analysis of samples to determine actual conditions
  • determines types and amounts of chemicals necessary to balance utility systems

Help to provide penetrative maintenance and cleaning of equipment

  • changing filters
  • greasing motors, dampers, etc.
  • replacing belts on fans and motors
  • replacing lamps in light fixtures
  • cleaning of equipment and mechanical rooms, generator rooms and other spaces

Provide updates logs to track issues and provide documentation for record.

Provide initial troubleshooting to issues as they arise.

Work with and provide help to maintenance technicians daily.

Must respond to emergencies quickly and effectively; as an example.. in the event of a power outage, emergency generators must be put online and power restored to buildings as quickly as possible. Failure to do so can result in laboratory studies being adversely affected. 

Challenged daily to meet the competing needs of multiple research customers with finite and often limited resources. 

Various other duties might be asked of/needed. 

Requirements

Shift Work

Facility Technicians provide manpower coverage 24 hours a day, 7 days per week. Due to the small crew size and the relative isolation of the MBRP site, facility technicians are often called upon to provide support to the maintenance crew. This enhances the technician’s overall understanding of how the utility systems run and their reliability. This position may provide the relief coverage for the scheduled shift technicians, requiring both scheduled and non-scheduled coverage. A minimum amount of coverage may be specified for this position.

There is only one Facility Technician on duty during off-hours, weekends, and holidays. During an emergency the technician must prioritize his response to assure that the most critical areas are covered first. 

This position is an overnight shift the schedule is listed below:

  • 10:00 PM – 10:00 AM (Night Shift) 12 HR Shifts, Overtime Guaranteed

Based on a 2 week schedule ending on Fridays:

  • 1st Week – Monday, Tuesday, Friday, (36 hrs)
  • 2nd Week – Saturday, Sunday, Wednesday, Thursday, (48 hrs)

No time off if a holiday falls on your shift unless you trade shifts with co-worker. We have staff here 24/7 due to the critical nature of this facility.

The incumbent needs to meet the following requirements:

Knowledge of:

  • Siemens Insight & Johnson Controls Facility Explorer BAS Systems 
  • Commercial HVAC Concepts, HVAC Operation / Performance Concepts and HVAC Equipment Operation including troubleshooting and repair.
  • Commercial Refrigeration, (Walk –in Refrigerator & Freezer) 
  • Commercial Boilers and Boiler Systems (Surge Tanks DA Tanks)
