The Role: The Kuroiwa Group is seeking a technical Senior Investment Underwriter to serve as the analytical engine of our Indianapolis Multifamily team. This is not a "stepping stone" analyst role. We are looking for a career specialist who finds genuine satisfaction in high-level financial analysis - someone who views a complex spreadsheet as a high-performance tool and takes personal pride in building air-tight, sophisticated models that drive $50M decisions.
Key Responsibilities
- Precision Underwriting: Analyze and normalize property P&Ls to establish historical and projected cash flows. You aren't just entering data; you are finding the financial "story" within the numbers.
- Sophisticated Valuation: Build and maintain advanced Excel models to determine market-rate property values across the Indiana landscape.
- Market Intelligence: Serve as the team’s "source of truth" for sub-market rents, occupancy trends, and absorption surveys.
- Tax & Exposure Analysis: Navigate the nuances of Indiana property tax assessments, post-sale reassessments, and county practices to protect our clients’ downside.
- High-Level Packaging: Own the financial narrative of our Investment Memoranda. You will ensure that every underwriting table, rent roll, and financial projection is flawless before it reaches an institutional or private investor.
- Project Management: Track and manage a pipeline of numerous & simultaneous Broker Opinions of Value and Offering Memorandums. Direct other support staff members to assist and fulfill their roles as needed.
The Ideal Profile
- Technical Mastery: You are a high-level Excel practitioner. You are comfortable with complex formulas and dynamic modeling, and you enjoy the "deep work" of technical research.
- AI Proficiency: You have already begun to use and explore different AI models and are able to incorporate them into your work. Automations and workflow experience a plus.
- Experience: 2–5 years in a transaction-oriented role (Appraisal, Commercial Banking, or Investment Analysis).
- Attention to Detail: You are the person who catches the $500 error in a $50M spreadsheet. You take pride in "getting it right" the first time.
- Education: Strong undergraduate record in Finance, Economics, or Real Estate.
Compensation & Culture
- Target Total Compensation: $90,000 – $115,000 (Base salary commensurate with experience performance-based transactional bonuses).
