What You'll Do
As a Property Manager, you'll oversee the daily operations of an affordable housing community while leading on-site staff, maintaining compliance, and ensuring an exceptional resident experience.
Community Operations
- Manage all aspects of property operations to maintain safe, attractive, and fully occupied communities
- Ensure compliance with HUD regulations, state agency requirements, Fair Housing laws, and company policies
- Oversee leasing activities, resident retention efforts, and occupancy goals
- Conduct regular inspections of buildings, grounds, and apartments
- Coordinate preventative maintenance programs and property improvements
- Respond to property emergencies and oversee emergency preparedness efforts
Financial Management
- Assist with annual operating budget preparation and management
- Monitor expenses and maintain budget compliance
- Process invoices and financial documentation accurately and timely
- Support rent increase submissions and monthly HAP requests
- Monitor rent collections and enforce lease compliance procedures
Resident Relations
- Build positive relationships with residents and community stakeholders
- Conduct resident orientations and resident meetings
- Resolve resident concerns professionally and effectively
- Maintain accurate resident files and certifications/re-certifications
Team Leadership
- Recruit, train, supervise, and develop office and maintenance staff
- Conduct performance evaluations and staff meetings
- Foster a positive, accountable, and customer-focused workplace culture
- Partner with Human Resources on employee relations, hiring, and workplace matters
Vendor & Compliance Management
- Solicit and evaluate vendor bids and contracts
- Manage vendor relationships and contract renewals
- Ensure timely completion of compliance reporting and regulatory requirements
- Maintain documentation and records in accordance with company standards
What We're Looking ForRequired Qualifications
- Bachelor's degree in Business Administration, Real Estate, Management, or a related field (or equivalent experience)
- Minimum of 2 years of affordable housing property management experience
- Strong knowledge of HUD regulations and affordable housing programs
- Experience supervising and developing staff
- Excellent communication, organization, and problem-solving skills
- Proficiency in Microsoft Office (Word, Excel, Outlook)
Preferred Certifications
One or more of the following:
- Certified Occupancy Specialist (COS)
- Tax Credit Specialist (TCS)
- Certified Professional of Occupancy (CPO)
- Housing Credit Certified Professional (HCCP)
- Accredited Residential Manager (ARM)
- Certified Credit Compliance Professional (C3P)
