Rate MCESPA Collective Bargaining Agreement Custodial Handyperson.
JOB SUMMARY
Responsible for all plant operations to include but not limited to security, cleanliness, preventive maintenance, maintenance, grounds, energy conservation, safety and the general up-keep of Jefferson Middle School. Respond to any emergency or event after hours when requested. Perform district grounds duties on an overtime basis when requested by the Manager of Skilled Trades and Grounds outside of normal working hours.
EDUCATION, EXPERIENCE, AND /OR CERTIFICATION
- High school diploma or equivalent.
- Minimum of three years successful prior experience in custodial and grounds work in a public-school setting preferred.
- Any equivalent combination of experience and training that provides the required knowledge, skills, and abilities to perform the essential functions of the position.
- Computer knowledge and experience in Microsoft Office, keyboarding, Building Automation Systems and other computer skills preferred.
ESSENTIAL DUTIES AND RESPONSIBILITES
- Receives and follows instructions as directed by the Building Principal, the Director of Facilities and Operations and other district management.
- Communicates with the Custodial Contractor and Midland Public Schools Management on cleaning issues.
- Informs and assists with the preparation of special events and activities to include, but not necessarily limited to, setting up, tearing down, and cleaning.
- Seeks adequate feedback on a continuous basis in order to ensure safe, efficient, and effective custodial services.
- Cleans assigned area in a manner that is expected of the whole building.
- Works with the contracted service provider on insect and pest control.
- Lifts and moves furniture, supplies, and equipment as directed.
- Performs minor maintenance, repairs, fills out, and follows through on any work orders summited.
- Corrects any minor safety hazards; immediately reports or fills out a work order on items that cannot be corrected at the Handyman level.
- Maintains a high level of cleanliness of school property and grounds.
- Regulates the heat, ventilation, and air conditioning system to provide an environment appropriate to the seasons and to ensure economical usage of fuel, water and electricity.
- Monitors and turns off unnecessary lights outside of school/office hours except for those left on for safety/security reasons.
- Takes appropriate measures to ensure the security of the building, premises and assigned keys.
- Keeps floors, walkways, steps, and hallways in a clean, safe, and attractive condition at all times, especially during periods of inclement weather.
- Snow removal of drives and sidewalks using various types of equipment.
- Keeps buildings and grounds neat and clean at all times by mowing and trimming the grass, cultivating and caring for shrubbery, trees, and flowers as necessary.
- Performs scheduled preventive maintenance checks/services and inputs the results into the maintenance work order system.
- Willing and able to perform several different task include but not limited to painting, coil cleaning, drain maintenance, boiler cleaning and HVAC cleaning.
- When requested may be involved with special building or district committees.
- Works cooperatively with students, parents, staff, and community members to project a positive, service-oriented demeanor.
- Sets combinations on student lockers yearly.
- Any other duties assigned by district management.

REQUIRED:
A commercial driver’s license (Class B with air brake endorsement) is preferred or must be acquired by the successful applicant at their cost within 6 months. A commercial pesticide applicators license (Category 3a) is preferred, or must be acquired by the successful applicant at their expense within 90 days. The successful applicant must enroll in classes within four weeks of employment and must acquire the category 3a license within 9 months from their start date of employment. Classes and testing may be taken during normal working hours. Must be a high school graduate or have G.E.D. equivalent.
