2nd Shift Maintenance Technician

MiddleTown Property Group is a local family-owned company by twin brothers, Dane, and Derek Wilson, who graduated from Ball State in 2009 and 2010. We are a third-party management company that provides an innovative model that focuses on providing direct and quality services to our Property Owners and Residents.

They purchased their first property in 2013, the house they rented while attending Ball State University, and have kept growing since. MiddleTown as a whole focuses on three services: we assist interested real estate investors, we develop real estate, and we manage properties all over Central, East, and Northeastern Indiana. Headquartered in Muncie, MiddleTown's portfolio spans over 3,200 units across the state, and is growing. We operate two resident-facing brands: BSURentals.com (student properties around Ball State) and MiddleTown Rental Properties (conventional properties). The Maintenance Tech will work under the leadership of the Maintenance Supervisor and will primarily focus on general repairs, and maintenance of residential units, but assist in the maintenance of properties under the management of MiddleTown Property Group. The Maintenance Tech must meet and maintain the requirements of the Employee Handbook.

Essential Duties and Responsibilities: Maintenance Tech

-General repairs and maintenance.

In downtime or based on company needs will assist with the other duties as outlined below.

-Complete Maintenance work orders.

-Responsible for day-to-day maintenance and repair of properties and grounds.

-Communicate with Property Manager about completing or pending work orders.

-Properly keeps track of all purchased supplies and tools.

-Troubleshoot reported maintenance issues reported by Tenants and Property Managers.

-Inspect Properties during daily work and during property inspections. Report any maintenance issues and tenant rule violations to Property Manager.

-Prepares Vacant rental units for occupancy.

-Inspect and pick up grounds around Properties.

-Snow Removal.

-Maintains inventory of supplies and equipment.

-Responds to employee and resident requests in a timely and courteous manner.

-Always maintains a professional appearance.

-Keeps work area clean and tools and equipment in good working order.

-Always perform duties according to (OSHA) standards and company safety policies and procedures.

-Work Hours between Wednesday – Saturday from 10am-7pm. Required WEEKENDS. On-call rotation every 2-3 weeks.

-Available for on-call and after-hour emergency maintenance requests.

-Seeks opportunities to increase skills and expand knowledge base.

Job Description: Maintenance Tech Qualifications*

-Must have reliable transportation.

-Must have a valid driver’s license.

-Must have a smartphone with internet capabilities.

-High School Diploma, GED, or equivalent required.

-Minimum 1-year experience in a similar position preferred.

-1 year or more of flooring experience is required.

-Maintenance, plumbing, HVAC, electrical and construction experience preferred.

-Certifications in plumbing, electrical, and HVAC preferred.

Typical Physical Demands

-Ability to lift 20 lbs.

-Ability to be on your feet for an extended period.

-Ability to use hand and arm for writing and/or typing.

Job Type: Full-time

Pay: $20.00 - $30.00 per hour
