Overview:
At Middleton Meyers, the Maintenance Supervisor is responsible for overseeing all maintenance operations at the apartment community, ensuring the property is maintained in a safe, clean, and market-ready condition. This position supervises maintenance team members, coordinates service requests and preventative maintenance programs, manages vendor relationships, and ensures compliance with company policies and applicable regulations.
What You'll Do:
Maintenance Operations
- Oversee daily maintenance activities for the community, including service requests, preventative maintenance, and apartment turns.
- Prioritize and assign work orders to maintenance team members.
- Ensure service requests are completed accurately, efficiently, and within company-established timelines.
- Perform and assist with repairs involving HVAC, plumbing, electrical, appliances, carpentry, painting, drywall, and general maintenance.
- Maintain curb appeal and ensure all common areas, amenities, and grounds are in excellent condition.
- Conduct routine property inspections and identify maintenance concerns.
Make-Ready and Unit Turn Process
- Manage apartment turnover schedules to ensure units are ready for occupancy on time.
- Coordinate inspections and completion of make-ready work.
- Monitor unit quality standards and ensure readiness meets company expectations.
Team Leadership
- Supervise, train, coach, and develop maintenance team members.
- Schedule staff and coordinate on-call responsibilities.
- Conduct performance evaluations and provide ongoing feedback.
- Foster a positive, team-oriented work environment.
Vendor and Contractor Management
- Coordinate and oversee work performed by outside contractors and vendors.
- Monitor vendor performance and maintain professional relationships.
Budget and Inventory Management
- Assist in developing and managing the maintenance budget.
- Monitor expenses and identify opportunities for cost savings.
- Maintain inventory of maintenance supplies, equipment, and parts.
- Ensure proper purchasing procedures are followed.
Safety and Compliance
- Ensure compliance with OSHA, EPA, Fair Housing, and company safety policies.
- Conduct regular safety inspections and maintain required documentation.
- Respond to emergency maintenance situations as needed.
- Ensure proper handling and storage of hazardous materials.
Customer Service
- Provide exceptional customer service to residents.
- Address resident maintenance concerns professionally and promptly.
- Partner with the management team to enhance resident satisfaction and retention.
What You'll Need:
- High school diploma or GED required.
- Minimum of 3-5 years of apartment maintenance experience.
- Previous supervisory experience preferred.
- EPA Universal Certification Required
- HVAC certification preferred.
- Valid driver's license and reliable transportation.
- Ability to participate in an on-call rotation and respond to emergencies after hours.
Knowledge, Skills, and Abilities
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building maintenance.
- Strong leadership and team development skills.
- Excellent organizational and time management abilities.
- Ability to read and interpret technical manuals and blueprints.
