Project Manager – Closeouts. This position is designed for someone who thrives on driving projects across the finish line, ensuring every detail is resolved, every standard is met, and every client experience ends as strong as it began.
Position Overview:
As the Project Manager – Closeouts, you will take ownership of one of the most critical phases of the construction lifecycle: project completion. You will lead the full closeout process, from punch list execution through final documentation, partnering closely with Project Managers, Assistant Project Managers, Superintendents, subcontractors, and clients to deliver a seamless and timely turnover.
This role offers a unique opportunity to bring structure, accountability, and excellence to closeout operations across high-end retail, luxury residential, and commercial projects in NYC and key cities nationwide.
Key Responsibilities:
- Own the closeout process end-to-end, ensuring projects are completed on time and to Michilli’s high standards
- Conduct and document punch list walkthroughs on-site with clients and internal teams
- Partner closely with APMs and Superintendents to drive resolution of outstanding items
- Ensure all punch list items are properly tracked and managed in Procore
- Collect, organize, and deliver complete closeout documentation packages to clients
- Provide clear, consistent weekly updates to clients until all punch list items are complete
- Lead internal closeout huddles to drive accountability and progress across teams
- Generate completion reports and status updates for executive leadership
- Identify opportunities to improve closeout processes and elevate overall execution
Qualifications:
- 7–10 years of Project Management experience with a General Contractor, or equivalent combination of education and experience
- 5 years working on high-end retail, luxury residential, or commercial construction projects
- Proven ability to successfully drive project closeouts in a timely, detail-oriented manner
- Experience with Procore or similar project management tools
- Exceptional organizational skills and attention to detail
- Strong communication and interpersonal skills, with the ability to collaborate across all levels of a project team
- A proactive, persistent mindset with a commitment to finishing strong
