Description
Preconstruction & Estimating
- Prepare detailed quantity takeoffs, cost estimates, and budgets at all design phases (conceptual, schematic, DD, CD).
- Develop and maintain cost models, historical cost data, and benchmarking tools for high-end commercial and hospitality projects.
- Analyze project documents, drawings, and specifications to determine scope and requirements.
- Create bid packages, level subcontractor proposals, and ensure full scope coverage.
- Identify project risks, constructability issues, value engineering opportunities, and cost-saving alternatives.
Project & Stakeholder Collaboration
- Collaborate with architects, designers, engineers, and owners throughout the design and preconstruction process.
- Participate in internal and external meetings to refine scope, validate assumptions, and align on project goals.
- Support project management with pricing alternates, change orders, and cost updates throughout the project lifecycle.
Subcontractor & Vendor Management
- Manage subcontractor outreach efforts and maintain strong relationships with qualified partners.
- Solicit, review, and level subcontractor bids, ensuring accuracy and consistency with project plans.
- Stay current with market conditions, labor trends, and material pricing for key trades.
Tools & Technology
- Utilize estimating software such as Bluebeam, On-Screen Takeoff, Revit/Model-based takeoff tools, Procore, Sage/Timberline, or similar systems.
- Maintain organized estimate files, bid logs, cost breakdowns, and tracking systems.
Profile
Required
- 3-7 years of experience in construction estimating, preferably within High-End commercial, hospitality, or luxury residential.
- Proven experience working on high-volume, multi‑project estimating environments.
- Strong understanding of construction means and methods, materials, and building systems.
- Ability to read, interpret, and evaluate architectural and engineering plans.
- Strong analytical and mathematical skills with high attention to detail and accuracy.
- Excellent communication and interpersonal skills for client and subcontractor interactions.
- Proficiency with industry-standard estimating tools and Microsoft Office Suite.
Preferred
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
- Experience with luxury, boutique, or design-driven hospitality environments.
- Familiarity with scheduling software and 3D model-based estimating.
- LEED accreditation or similar credentials a plus.
