What are the responsibilities and job description for the Maintenance Tech position at MGVG Property Management?
Responsibilities include:• Perform a wide range of maintenance tasks and general preventive work.• Ability to thrive in a fast-paced environment and seamlessly adapt to shifting priorities on a day-to-day basis.• Troubleshoot and repair plumbing issues, including unclogging and repairing toilets, sinks, and showers.• Perform regular preventative maintenance tasks to ensure all building systems and equipment operate efficiently and to minimize unexpected breakdowns.• Prepare and turn over vacant units promptly to ensure readiness for new residents.• Respond to and complete resident service requests within 24 hours whenever possible.• Maintain the cleanliness, safety, and overall appearance of the property, including sweeping, mopping, and vacuuming common areas.• Ensure outdoor areas and communal spaces remain clean by removing trash, maintaining dumpsters, and coordinating the removal of bulk items.• Monitor parking lots regularly and report inoperable or abandoned vehicles to management.• Manage maintenance inventory by tracking supplies and notifying the Regional Manager when restocking is required.• Keep communal laundry rooms clean and orderly, including wiping down machines and removing debris.• Respond promptly to property emergencies during business hours and assist as needed.• Conduct daily property inspections to identify maintenance needs and ensure safety, comfort, and curb appeal.• Maintain accurate records of all maintenance and repair activities.• Ensure all work complies with safety standards, building codes, and company policies.• Inspect and maintain fire extinguishers, alarms, and emergency exits in proper working order.• Assist residents who are locked out of their units in accordance with company procedures.• Coordinate and schedule specialized repairs requiring outside technical expertise.• Store tools, equipment, and maintenance materials safely to prevent injury to residents, employees, or visitors.• Ensure proper and safe disposal of waste and debris.• Perform other related duties as assigned by the Regional Manager.Qualifications:- High School diploma or GED- 3-5 years professional experience in the maintenance field- Ability to stand for extended periods- Possess an understanding of HVAC, plumbing, electrical and mechanical systems- Must be able to move heavy equipment safely, using proper equipment- Background screening required- Available to work on weekends, if requiredCompensation Package:- Competitive Salary (based on experience)- Dental Insurance- Health Insurance- Paid Time Off
