Position Overview
We are seeking a reliable, skilled Maintenance Technician to support our apartment communities in Thomasville, Moultrie, and Cairo. This role is responsible for completing make‑readies, responding to resident work orders, performing preventative maintenance, and ensuring our communities remain safe, clean, and well‑maintained.
You will play a key role in delivering a high‑quality living experience for our residents.
Make‑Ready & Turnovers
- Complete full unit turns, including repairs, cleaning coordination, painting, and final inspections.
- Ensure all make‑ready units meet company standards and are move‑in ready by the scheduled date.
- Replace fixtures, blinds, hardware, and appliances as needed.
- Identify and report any major issues requiring vendor support.
Work Orders
- Respond promptly and professionally to resident service requests.
- Troubleshoot and repair issues related to:
- Plumbing
- Electrical
- HVAC (basic troubleshooting; licensed vendors used for major repairs)
- Appliances
- Doors, locks, windows, and screens
- Flooring, drywall, and general carpentry
- Document all work performed in the property management system.
Preventative Maintenance
- Perform routine inspections of buildings, equipment, and common areas.
- Replace air filters, test smoke detectors, and check for leaks or safety hazards.
- Maintain equipment rooms, shop areas, and inventory.
- Assist with seasonal tasks such as pressure washing, gutter cleaning, and HVAC filter programs.
Community & Grounds
- Maintain curb appeal by assisting with trash pickup, breezeway cleaning, and minor landscaping tasks.
- Ensure amenities (laundry rooms, pools, fitness centers) remain clean, safe, and operational.
- Support after‑hours emergencies on a rotating on‑call schedule.
Qualifications
- 1–3 years of apartment or residential maintenance experience preferred.
- Strong knowledge of basic plumbing, electrical, carpentry, and appliance repair.
- Ability to work independently across multiple properties.
- Valid driver’s license and reliable transportation.
- Ability to lift 50 lbs and perform physical tasks.
- Strong customer service and communication skills.
- EPA certification a plus, but not required.
Pay: $21.63 - $24.03 per hour
