Position Summary:
The Maintenance Technician is responsible for performing a variety of skilled maintenance tasks to ensure the safety, functionality, and appearance of assigned properties. This position requires proficiency in general maintenance, repair, and preventive work involving carpentry, plumbing, electrical systems, and HVAC support. The Maintenance Technician works closely with the Property Manager to ensure resident satisfaction, code compliance, and the efficient operation of all building systems.
Essential Functions:
General Maintenance and Repairs
- Perform daily maintenance tasks, including lighting, ceiling tile replacement, and emergency/on-call repairs.
- Conduct painting and surface preparation for units, including minor drywall, plaster, and sheetrock repairs.
- Provide locksmith services for routine and emergency needs.
- Execute carpentry work such as hanging doors, installing windows, repairing flooring, and maintaining cabinetry, gutters, and downspouts.
- Complete minor plumbing repairs (non-licensed), including fixing leaks, repairing faucets, replacing flush valves, and clearing drains.
- Conduct basic electrical repairs, inspections, and installations of light fixtures, outlets, and appliances.
- Maintain proficiency with a wide range of tools, both powered and manual.
Preventive Maintenance and Inspections
- Perform monthly unit maintenance: air filter changes, smoke detector battery checks, fire extinguisher inspections, and visual assessments for lease violations.
- Conduct quarterly unit inspections (January, April, July, and October) in accordance with the Maintenance Policy & Procedure Manual.
- Participate in NSPIRE inspections and pre-inspection preparations, performing or coordinating necessary repairs.
Property Operations and Turnovers
- Complete unit turnover repairs and cleaning to restore move-in readiness.
- Respond promptly to work orders and service requests as assigned by the Property Manager.
- Assist in collecting and depositing monthly rent payments when requested in the absence of the Property Manager.
- Utilize the Maintenance Technician Priority List to guide daily responsibilities and ensure efficiency.
Administrative and Safety Responsibilities
- Document maintenance activities and communicate status updates to the Property Manager.
- Maintain compliance with OSHA laws and safety protocols.
- Report hazardous conditions, property damage, or safety risks immediately.
- Provide 24-hour on-call maintenance coverage on a rotating basis.
- Perform other duties as assigned.
Qualifications:
Required:
- Valid driver’s license.
- Ability to lift and move items exceeding 75 lbs.
- Strong problem-solving skills and attention to detail.
- Excellent communication and customer service abilities.
- Ability to work independently while collaborating effectively within a team.
- Mechanical aptitude and hands-on experience in multiple areas of property maintenance.
- Knowledge of and adherence to OSHA safety regulations.
Preferred:
- Previous experience in property management or multifamily housing maintenance.
- Proficiency in Microsoft Office applications and the ability to learn new software.
- Demonstrated ability to organize work efficiently and maintain accurate maintenance records.
Physical Demands
This position is highly active and requires regular standing, walking, bending, kneeling, stooping, crawling, climbing, and lifting. The Maintenance Technician must have the physical ability to perform repairs in confined spaces, at heights, or outdoors in various weather conditions. Specific visual abilities include close, distance, and peripheral vision, depth perception, and the ability to adjust focus.
