Position Summary
The Vice President of Land Acquisition leads the division's land strategy and the team that carries it out. This person finds, evaluates, negotiates, and closes land deals that meet the company's return targets and deliver a steady lot pipeline for future communities. They lead and develop the land acquisition team and work closely with the Division President, Land Development, Finance, Sales & Marketing, and Corporate leadership to turn land opportunities into profitable communities.
Key Responsibilities
Leadership & Strategy
- Lead, mentor, and grow the land acquisition team; set goals, manage performance, and build a strong bench of talent
- Develop and carry out the division's land acquisition strategy in line with the annual business plan and long-range growth goals
- Serve as a key member of the division leadership team and present land opportunities to division and corporate leadership, including investment committee
Deal Sourcing & Acquisition
- Build and maintain relationships with brokers, landowners, developers, and other market sources to create a steady deal flow
- Identify and evaluate raw land, entitled parcels, and finished lot opportunities across the Detroit metro area
- Lead deal structuring and negotiation, including purchase agreements, option and takedown schedules, land banking, and joint ventures
Underwriting & Due Diligence
- Oversee financial underwriting and pro formas, including land residuals, IRR, margin, and absorption assumptions
- Direct due diligence, including zoning, entitlements, environmental, geotechnical, title, survey, and utility availability
- Work with Sales & Marketing on market studies, product fit, and pricing to support each deal
Entitlements & Pipeline Management
- Manage the entitlement process with municipalities, planning boards, engineers, and attorneys
- Keep a healthy lot pipeline that supports the division's closing and community-count targets
- Track land spend, deal status, and pipeline reporting for division and corporate leadership
