BUILDING CUSTODIAL AND MAINTENANCE SECOND SHIFT SUPERVISOR

SALARY RANGE: $80,000-$90,000 (commensurate with experience)
ORGANIZATIONAL RELATIONSHIPS:
Directly responsible to the Assistant Superintendent of Finance and Operations and the Director of Building Custodial and Maintenance. Assists in the Supervision all building maintenance and custodial needs and staff throughout the district, especially SECOND SHIFT.
PURPOSE:
Under the direction and general supervision of the Director of Building Custodial and Maintenance, the Director of Building Custodial and Maintenance. Oversees the Maintenance Staff and Custodial Staff, provides direction as needed. Is the point person for communication with outside vendors and the City doing maintenance and/or repairs within the schools when required during second shift
QUALIFICATIONS:
Minimum five years of work experience in performing custodial work in industrial or commercial organizations or other relevant experience.
Including at least five years of supervising or providing lead direction for other staff.
Possession of a valid and appropriate Massachusetts Driver's License.
Ability to communicate effectively
Ability to use work order and project management computer systems
Understand, interpret, and apply building codes, laws, rules, and regulations governing school facility construction, repair and cleaning.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Provides supervision, training, evaluation and work direction for maintenance and Custodial staff throughout the District.
Develops and implements programs designed to ensure completion of work within standardized levels of cleanliness, appearance, and safety.
Assists with the review, plan, estimate, and schedule work assignments on school site improvements, modifications of facilities.
Inspects completed work for compliance with instructions and established standards.
Assist in the development of formal project specifications for bid or quote purposes and review bid specifications to assure their thoroughness and accuracy in relation to approved plans.
Assists with ordering custodial supplies and maintains a sufficient inventory.
Review payment requests and approved payments for work done.
Coordinate and submit payment approvals for projects to ensure the timely payment of work completed according to established policies and procedures.
Monitor and assure the timely and appropriate development of project schedules.
Assists with the preparation of reports, maintain project records, and ensure compliance with current standards, codes, and ordinances.
Coordinate and maintain communication and cooperative working relationships with site Administrators and other District personnel.
Perform periodic field visits and provide progress reports to the Director of Building Custodial and Maintenance.
Maintain effective working relationships with those contacted in the course of work, including architects, consultants, contractors, and school officials.
Participates in the interview and selection process for Maintenance and Custodial staff.
Willing to work flexible hours, including on-call shifts, to support District needs and ensure continuous operations
Perform other related duties as assigned.

Salary : $80,000 - $90,000
