POSITION DESCRIPTION: Your varied duties as the key support to our Director of Maintenance includes keeping our communities operating smoothly and according to safety standards while ensuring the timely and accurate fulfillment of all requested work. Your role is essential for maintaining our high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases.
Essential Duties/Responsibilities
EDUCATION AND EXPERIENCE:
The appointed candidate will be offered an hourly rate range between $24-$28 based on experience, a comprehensive benefits package including medical, dental, vision, PTO, employee rent discount, 401k, with up to 4% employer match. $50,000 employer paid, Long/Short term employer paid.

Essential Duties/Responsibilities
- Landscaping mowing, weeding, tree care, plant care
- Plowing and winter operations
- Maintains equipment to ensure safety and operational.
- Maintains common areas for safety and appearance.
- Cover both maintenance and supervisor shifts when needed.
- Ensures customer satisfaction while working at a site.
- Maintains resident, BMM and PM contact regarding maintenance problems in apartments.
- Complete all assigned project work within a timely manner.
- Adheres to specific safety guidelines set by OSHA and attends monthly safety meetings.
- Maintains a positive customer relations attitude.
- Ability to work independently and maintain schedule.
- Monitors and complies with all Federal and Local Fair Housing regulations and ordinances.
- When required, carries emergency cell phone, and responds to all emergency calls in a timely manner and if necessary, in person.
- Completes all other projects or requests assigned by the Director of Maintenance.
EDUCATION AND EXPERIENCE:
- Strong computer skills, as well as, written, verbal, and communication skills.
- HVAC and EPA licenses preferred
- Mechanical and Building Maintenance Experience including Electrical
- Weekend availability required.
- HVAC experience required.
- CPO preferred
- Experience in managing vendors and working with teams.

- Expected Hours of Work This is a full-time position: 40 hrs. /wk.
- Days and hours of work are Monday through Friday; 7:00a.m. to 3:30p.m. (some schedules may vary)
- Occasional on call weekend and evening work may be required as job duties demand.
- Lunch break is 30 minutes daily.
- Prolonged periods standing and walking and frequently pulling, pushing, and bending.
- Must be able to lift up to 50 pounds at times.
- Valid driver’s license
