Position Summary

The Superintendent is responsible for planning, coordinating, and directing all field operations on assigned commercial construction projects. Serving as Merit’s primary on-site leader, the Superintendent has direct accountability for safety, quality, schedule execution, subcontractor coordination, site logistics, inspections, and the day-to-day organization of the project.

The Superintendent works in partnership with the Project Manager to develop and maintain the project schedule, coordinate procurement and field needs, resolve constructability issues, and ensure subcontractors have the information and access required to perform their work. This role leads daily and weekly planning, maintains accurate field documentation, enforces safety and quality standards, and proactively identifies issues that could affect schedule or project performance. The Superintendent is also responsible for maintaining a professional, organized jobsite and representing Merit with owners, design professionals, inspectors, neighbors, and trade partners. Success is measured by safety performance, milestone achievement, quality, subcontractor productivity, documentation, timely inspections and closeout, and the overall effectiveness of field execution.

Essential Responsibilities

  • Lead and direct all day-to-day field operations for assigned projects.
  • Develop the field execution plan, site logistics plan, phasing strategy, and sequencing approach.
  • Partner with the Project Manager to develop, maintain, and update the Microsoft Project master schedule.
  • Develop and lead three-week look-ahead schedules and communicate near-term expectations to subcontractors.
  • Conduct daily coordination and weekly subcontractor meetings focused on safety, manpower, sequencing, constraints, and commitments.
  • Coordinate subcontractor manpower, deliveries, equipment, access, laydown, temporary facilities, and site logistics.
  • Enforce Merit safety requirements and ensure subcontractors comply with project-specific safety plans and OSHA requirements.
  • Lead field quality-control efforts and verify work is installed in accordance with contract documents, approved submittals, and Merit standards.
  • Review drawings, specifications, RFIs, submittals, ASIs, and design changes to maintain current field direction.
  • Identify constructability conflicts and coordinate timely resolution with the Project Manager and design team.
  • Coordinate inspections, testing, authorities having jurisdiction, consultants, and owner representatives.
  • Maintain complete daily reports, manpower information, weather records, progress photos, delays, deliveries, and significant events in Procore.
  • Monitor field progress against the schedule and implement corrective or recovery actions when performance falls behind.
  • Coordinate long-lead procurement and delivery needs with the Project Manager.
  • Maintain a clean, secure, organized, and professional jobsite.
  • Lead punch list, commissioning support, startup, training, turnover, and field closeout activities.
  • Mentor Assistant Superintendents and develop future field leaders through delegation and coaching.
  • Protect completed work and coordinate temporary protection throughout construction.
  • Maintain professional relationships with owners, design professionals, inspectors, neighbors, subcontractors, and project stakeholders.
  • Immediately communicate significant safety, schedule, quality, staffing, or project risks to appropriate leadership.

Technical Skills

  • Proficient in Microsoft Office Suite, particularly Outlook, Excel, Word, and Teams.
  • Proficient in Procore for drawings, daily logs, photos, inspections, observations, punch lists, safety documentation, and project communication.
  • Proficient working knowledge of Microsoft Project for schedule review, updates, critical path awareness, look-ahead planning, and schedule recovery.
  • Proficient with Bluebeam and digital drawing-management tools.
  • Comfortable using tablets and mobile technology as primary field-management tools.

Qualifications

  • 8 years of progressive commercial construction field experience preferred.
  • Demonstrated experience leading commercial construction projects or major project phases.
  • Strong understanding of construction means and methods, sequencing, logistics, safety, quality, and inspections.
  • Ability to read and interpret plans, specifications, submittals, shop drawings, and schedules.
  • Strong leadership, communication, planning, conflict-resolution, and subcontractor-management skills.
  • OSHA 30 or equivalent preferred.

Performance Expectations

  • Project safety performance meets or exceeds Merit expectations and preventable incidents are minimized.
  • Contract milestones and completion dates are achieved or supported by timely recovery plans.
  • Three-week look-ahead planning accurately reflects field conditions and drives subcontractor accountability.
  • Workmanship meets contract requirements and quality issues are identified before concealment or turnover.
  • Daily reports and field documentation are complete, accurate, and timely.
  • Inspections, testing, procurement, and field decisions are planned sufficiently in advance to protect the schedule.
  • Subcontractor productivity, manpower, housekeeping, and coordination are actively managed.
  • Punch list, commissioning, and field closeout are completed promptly.
  • Assistant Superintendents demonstrate growth under the Superintendent’s leadership.
  • The jobsite reflects Merit standards for professionalism, organization, safety, and client experience.

Physical Requirements

  • Ability to spend significant portions of the workday standing and walking active construction sites.
  • Ability to climb ladders and stairs and navigate uneven, unfinished, or elevated work areas.
  • Ability to work outdoors in varying weather conditions, including heat and cold.
  • Ability to lift and carry up to 50 pounds occasionally.
  • Ability to wear required PPE and travel to assigned project locations.

Work Environment

  • Primarily active commercial construction-site environment with project-office responsibilities.
  • Exposure to construction noise, dust, equipment, weather, and changing site conditions.
  • Early start times, extended hours, and occasional weekends may be required to support project schedules.
  • PPE and strict compliance with project safety requirements are mandatory.
