We are currently looking for an Affordable Housing Project Developer I or II (dependent on experience level) to lead the finance, development, and acquisition of affordable, multi-family housing. 

The successful Project Developer will be connected with the affordable housing community in the region, and will serve as a resource for other team members.

This is a hybrid role. 

Pay: $85,000-130,000 annually, dependent on experience.

Job Description

Duties

Project Developer I

  • Review sites or projects for potential development of new construction, complexes for potential acquisition, or potential re-syndication opportunities.
  • Lead others in the application process and fully navigate through Mercy's approval process. Engages and solves issues directly with internal/external parties.
  • Prepare feasibility or project analysis responding to project criteria. Includes identification of needs, project risks, property rehabilitation needs, population served, financial feasibility, and community plan as needed.
  • Execute job tasks (duties) with final review by Project Developer II or higher.
  • Provide on-going coordination between architects, contractors, and other members of the project development team. 
  • Other duties as assigned. 

Project Developer II 

  • Review sites for potential development of new construction or complexes for potential acquisition.
  • Prepare feasibility analysis responding to project criteria. Includes identifying needs, population served, financial feasibility, and community plan as needed. 
  • Perform tasks necessary to obtain all approval i.e., submission of land use, and permit application, attendance at hearings, neighborhood meetings, and foster a team approach to obtaining neighborhood acceptance, where required.
  • Provide ongoing coordination and effectively communicate with architects, contractors, and other members of the project development team.
  • Anticipate project needs and make suggestions under minimal supervision.
  • Work with other organizations within the housing development, civic and religious communities to create opportunities and support for low-income housing development.
  • Complete a variety of discretionary and administrative approvals.
  • Lead role in negotiating consultant contracts.
  • Other duties as assigned.

Minimum Qualifications

  • Bachelor's Degree in Finance, Accounting, Economics, Planning, or related field.
  • Project Developer I: Two (2) years of experience in low-income housing development work.
  • Project Developer II: Five (5) years of experience in low-income housing development work. 

Preferred Qualifications

  • Master's Degree in Finance, Accounting, Economics, Planning, or related field.
  • Certification in Real Estate Development.

Knowledge and Skills

  • Strong time management and organizational skills with attention to detail and accuracy.
  • Superior written and verbal communication and relationship management skills.
  • Highly effective problem-solving and flexibility while remaining focused on solutions.
  • Advanced proficiency with MS Word, Excel, Outlook, and PowerPoint.
