Custodian: Category B (1 position) Location: Melville School 1:30 pm - 9:30 pm Monday – Friday Alternate work locations of other school buildings and Town of Portsmouth buildings, as directed. Position Definition: A custodian is the caretaker of the school facility to which they are assigned; and charged with maintaining and continually improving that facility as a safe, secure, clean, orderly and functional environment of learning. All duties and responsibilities shall be performed in accordance with established standards, procedures and protocols; and within timelines that will not interfere with the school’s operational schedule. Supervision: •This position is under the general supervision of the the Facilities Director/designee and Building Principal. •Provides feedback to Facilities Director/Principal with regards to assigned shift and after school activities. •Assists with preventive maintenance program under the direction of the Facilities Director for the elementary schools through Work Order System software program including Facility Scheduling. General Duties: •Duties and responsibilities common to all levels in the Custodial Series shall include but not be limited to the following areas: Computer Skills •Proficient in Microsoft Office (excel and word) & Google Suite •Proficient in the use of email •Software:, electronic work order system and Facility Direct, electronic facility scheduling, must obtain proficiency within 90 days. Custodial Cleaning: •Cleans and maintains assigned classrooms, dining and assembly areas, hallways, stairways and storage areas, restrooms, locker rooms, shower rooms and other internal athletic and recreational areas, sidewalks and exterior walkways serving the premises, offices, meeting rooms and common areas •Uses brooms, mops, and light- and heavy-duty floor cleaning equipment to sweep, mop, strip and wax floors •Uses any required procedures to control and minimize dust accumulation •Uses vacuum cleaners to clean rugs, carpets, walls, ceilings and lighting fixtures, cabinets, lockers, furniture and window treatments •Cleans and sanitizes toilet areas, washrooms, showers, locker rooms and drinking water distribution units •Washes walls, ceilings, woodwork, interior window surfaces, window treatments, doors and sills Custodial Maintenance: •Cleans, services, and makes minor repairs and adjustments to heating & ventilation systems, plumbing systems. •Replaces light bulbs •Performs touch up and finish painting •Performs minor (non -licensed) carpentry, electrical, mechanical and plumbing repairs as assigned by Head Custodian/Facilities Director •Records all work repair items in Maintenance Software Portal. •Oversees (as required) second shift custodial work performed by school staff in conjunction with the Head Custodian/Facilities Director and ensures compliant practices •Monitors the waste management plan including any segregation, recycling, cleaning and/or sanitation components •Maintains driveways, parking areas, entrances and passageways as appropriate to clear snow, ice, standing water, leaves, debris and/or other impediments to safe passage Security: •At the beginning of each working period (shift), ensures that all doors and locking systems are functional •At the end of each working period, ensures that all access and egress points are secured and that electronic alarms or surveillance systems are activated and functional Code Compliance: •Follows all applicable health, safety and code compliance rules, regulations and procedures; executes any and all custodial components of communicable disease prevention and control plans •Raises and lowers Federal and State flags at appropriate intervals •Controls all cleaning solutions, compounds and chemicals during use, prohibiting access by students and staff •Securely stores all cleaning solutions, compounds and chemicals when not in use. Facility Utilization & Support Service: •Sets up, breaks down and appropriately stores furniture and equipment used to facilitate meetings, functions and assembly •Relocates, retrieves and/or delivers furniture, furnishings, supplies and materials from one area to another •Assists with breakfast and/or lunch programs as required Resource Conservation & Business Practices: •Maintains practices that help to ensure economical use of all resources, including but not limited to fuel, water, electricity and custodial maintenance equipment and supplies •Maintains current record of inventory levels of materials as directed by Head Custodian/Facilities Director. •Reports accomplishments verbally and/or records work assignments, progress and related details as directed •Processes work requests in accordance with detail standards and within established timelines Other duties to all of the above as assigned by the Facilities Director/designee or Building Principal Qualifications: •General knowledge of maintenance and repairs to buildings and structures; carpentry, plumbing, electrical and painting. One to three years prior work experience in building maintenance & repair and general custodial duties. General working knowledge of heating systems, mechanical equipment and fire alarm systems. •Knowledge of the practices and techniques of custodial cleaning •A strong work ethic and initiative for continuing improvement •Physical ability to perform an acceptable quantity & quality of work at all times •A work history of dependability and reliability •A positive and cooperative attitude •Ability to meet attendance requirements. •High School diploma or GED •Valid Drivers license. •Must clear criminal, physical and chemical screenings (if applicable) •Ability to apply common sense understanding in fulfillment of oral or written instructions •Ability to maintain effective working relationships with other employees •Ability to relate and communicate with officials, staff, students and public in a courteous manner •Ability to lift and carry objects weighing from 15 to 25 pounds very frequently; up to 60 pounds frequently; up to 100 pounds infrequently •Ability to perform the following job characteristics; up to 1/3 of the time is spent sitting and standing; 2/3 of the time is spent walking, climbing or reaching with hands or arms and using hands. •Ability to properly operate and use lift equipment at variable heights. •Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow
