MDS Homes is a high-performing design-build custom home builder completing 15–20 homes annually with plans to scale to 25–30 homes and $20M in annual revenue while maintaining exceptional quality, client experience, and margins.
The Director of Operations is responsible for the operational performance and organizational execution of the company. This role ensures that client acquisition, seamless Preconstruction to construction handoffs, project delivery, financial administration, and public-facing initiatives operate through disciplined systems, clear accountability, and predictable workflows.
The Director of Operations serves as the operational integrator of the company—translating strategic direction from the managing partners into repeatable processes that enable the team to execute efficiently and sustainably.
This role does not replace technical leadership in design, Preconstruction, or construction. Instead, it ensures those teams operate in alignment with the company’s systems, timelines, and standards.
Core Responsibilities
1. Operational Leadership & System Ownership
- Oversee the day-to-day operational systems that support the full lifecycle of projects
- Ensure alignment across:
- Client acquisition
- Preconstruction
- Construction delivery
- Financial administration
- Establish operational standards, workflows, and accountability structures
- Maintain visibility across all active projects and operational processes
- Identify inefficiencies and implement improvements that support scalable growth
Success Metric:
Operations run predictably and efficiently without reliance on managing partners for coordination or administrative execution.
2. Client Intake & Pipeline Management
- Own the operational systems supporting client acquisition and engagement
- Ensure all prospective clients are tracked from initial inquiry through preconstruction agreement
- Coordinate discovery meetings, design consultations, and Preconstruction scheduling
- Maintain clear visibility into the client pipeline for leadership
- Ensure timely communication and follow-through during early client engagement
Success Metric:
The client acquisition pipeline is organized, visible, and consistently moving forward.
3. Preconstruction Process Collaboration
- Oversee the operational execution of the Preconstruction process in collaboration with Director of Preconstruction
- Ensure alignment across design development, budgeting, scope definition, and agreements
- Maintain the Preconstruction project pipeline and milestone tracking
- Coordinate scheduling across design, Preconstruction leadership, and partners
- Ensure clean and complete project handoffs from Preconstruction to Construction
Success Metric:
Preconstruction timelines are reliable and transitions to construction are smooth and well-documented.
4. Administrative & Compliance Infrastructure
- Oversee operational execution of:
- Permit submissions and tracking
- Insurance and compliance documentation
- Vendor onboarding and documentation
- Contract preparation workflows
- Maintain organized documentation and administrative infrastructure across projects
- Ensure operational readiness across all active builds
Success Metric:
Administrative processes run smoothly and consistently without leadership intervention.
5. Financial Administration & Capital Coordination
- Manage operational processes related to:
- Bank construction draws
- Private lender draws
- Invoice documentation and draw packages
- Coordinate with accounting and project leadership to maintain accurate financial documentation
- Ensure draw submissions are timely, accurate, and professionally presented
Success Metric:
Draw processes are predictable and efficient, supporting stable project cash flow.
6. Organizational Communication & Accountability
- Establish and manage internal operational cadence (project reviews, milestone tracking, coordination meetings)
- Provide leadership with clear operational reporting and visibility
- Ensure accountability across teams to operational timelines and processes
- Facilitate cross-team coordination between design, preconstruction, and construction
Success Metric:
Information flows clearly across the organization and operational decisions are supported by reliable data.
7. Community Engagement & Industry Participation
- Coordinate operational execution for company-sponsored events and community initiatives
- Serve as the primary operational lead for:
- Parade of Homes participation
- Sponsored events and public showcases
- East Idaho Home Builders Association participation
- Maintain annual calendars, deadlines, and logistics for all events
- Coordinate internally with design, construction, and marketing teams to ensure professional and organized execution

MDS Homes’ public and industry presence is consistent, organized, and executed without operational strain on leadership.
8. Other Duties as Assigned
- Create & manage a database of new communities and lots available across SE Idaho
- Develop relationships with realtors and developers
- Evaluate project management function across the company
JOB SPECIFICATIONS
Preferred Education:
1. Bachelor's degree in Business Administration, Construction Management or related field.
Experience/Skills:
1. 5–10 years in operations leadership, project delivery, or business management
2. Experience in construction, real estate development, architecture, or design-build environments strongly preferred
3. Demonstrated experience managing complex operational systems and multi-project environments
4. Strategic operational thinker with strong execution discipline
5. Highly organized and detail-oriented
6. Strong communicator capable of coordinating across multiple teams
