Job Summary: The Maintenance Lead oversees and manages maintenance projects across McDonald Companies’ properties, ensuring work is completed efficiently, safely, and to the highest standards.

Key Relationships:

The Maintenance Lead  must interact daily with management as well as customers. They must be approachable and present a professional appearance and positive attitude when dealing with all internal and external individuals.

    

Primary Responsibilities:

  • Oversee all day-to-day maintenance operations, ensuring “boots on the ground” presence while delegating effectively to the team.
  • Act as the primary task manager for the maintenance department; assign, track, and follow up on all work orders from open to close.
  •  Recruit, train, mentor, and performance-manage a team of Maintenance Technicians and Service Coordinators who report directly to you.
  • Conduct regular quality-control inspections of completed work performed by both in-house staff and vendors.
  •  Develop and implement preventive maintenance (PM) programs, with special focus on HVAC, fire sprinklers, elevators, plumbing, electrical, and life-safety systems.
  • Manage capital improvement and replacement projects from scope development through vendor selection, budgeting, execution, and close-out.
  • Compare and negotiate with vendors; maintain preferred vendor relationships while continuously evaluating performance and pricing.
  • Track and analyze key metrics (completion rates, response times, overtime, labor costs, parts spend, make-ready turns, etc.) using property management software (Yardi, RealPage, AppFolio, etc.).
  • Oversee work-order distribution, after-hours emergency response scheduling, and snow removal operations (where applicable).
  • Manage department budget, approve invoices, code expenses, and ensure cost-effective purchasing.
  • Handle contract administration, certificates of insurance, scopes of work, and payment terms for all service contractors.
  • Ensure full compliance with local, state, and federal regulations including OSHA, EPA, fair housing, and life-safety codes.
  • Serve as the primary point of contact for service-related resident/tenant concerns and follow-up.
Qualifications:

Qualifications and Requirements:

  • High school diploma or equivalent
  • Minimum of 2 years of experience in building maintenance and groundskeeping
  • Experience with HVAC(is a plus), fire sprinkler systems, electrical, general construction, etc.
  • Ability to effectively perform and manage all listed job responsibilities
  • Strong organizational and multitasking skills
  • Must be able to track and report time spent on tasks

 

Physical Requirements:

 

  • Must be able to stand for more than 60% of the time
  • Frequently required to bend, stoop, crawl, crouch or crawl in order to perform required property maintenance
  • Frequently required to use hands and arms to steer and to finger controls and adjust controls as needed on all equipment needed to perform the job
  • Frequently required to lift and/or move objects 10-50 lbs, occasionally lift and/or move objects that weight more than 100 lbs.
  • Frequently required to work outside in all types of weather.
  • Occasionally required to ascend/descend a ladder
  • Must be able to see proficiently in order to operate any power or hand tools
  • Must be able to read a computer screen, work orders, memos, and emails and any other property service-related documents
  • Must be able to speak in order to convey information to customers
  • Must be able to hear directions provided by customers or other employees
