MANHATTAN RESIDENTIAL GROUNDSKEEPER
Scope & Purpose:
Responsible for maintaining, under the direction of the Manhattan Management staff, the overall appearance and cleanliness of the Manhattan residential properties. Assists Director of Maintenance with turnovers and work orders as directed. Person will be working outside for most of their time.
Duties & Responsibilities:
Common Area Appearance:
- Removing trash/debris from exterior common areas and parking lots; sweeping of sidewalks and curbs
- Emptying of pet waste stations, where applicable
- Sweeping/blowing leaves out of walkways, from behind A/C condensers, etc.
- Removing snow by using snowblower and shoveling; ice melt as needed
Lawn work:
- Raking leaves and removing branches or limbs
- Watering of landscape beds
- Spraying/Pulling weeds in landscape beds and parking lots
- Adding plant life to existing landscape beds as directed
- Fertilizing lawns, trees and flowers
- Properly pruning trees and bushes, freshening of mulch/rocks in beds
- Over-seed grass areas
- Cutting back overgrown brush
Qualifications
- One year of groundskeeper experience preferred
- The ability to read English language sufficiently to understand written work orders and instructions as well as directions for the proper mixture, use, and disposal/storage of cleaners, solvents, chemicals, fertilizers and similar products
- Skills in the proper operation and maintenance of grounds maintenance tools, equipment, and machinery like bush/tree trimmer and chain saw
- Proficient in using manual and power tools safely
- Must be friendly, courteous, respectful, and responsive to tenants and fellow workers.
- Must be able to prioritize, be self-motivated and work independently.
- Must have reliable transportation & a valid drivers license.
- Work requires considerable and strenuous physical exertion such as climbing ladders, frequent lifting of objects over 50 pounds, crawling, crouching and reaching
- Must be able to handle lawn chemicals and paint
Compensation:
- Hourly Rate - Based on experience and qualifications.

- Option for set monthly cell phone reimbursement for means of communication to property staff and other employees during business hours, per current cell phone policy.
