Position Summary

The Project Manager is responsible for delivering assigned commercial construction projects safely, profitably, on schedule, and in accordance with company quality standards. This position leads project planning, financial management, contract administration, client communication, procurement, scheduling, and project closeout while working closely with Superintendents, Project Management Assistants, owners, architects, engineers, subcontractors, and company leadership.

Successful Project Managers proactively identify challenges, build strong relationships, and provide the leadership necessary to deliver outstanding projects while maintaining McCormack Construction's reputation for quality and professionalism.

Responsibilities

  • Lead project startup and turnover from the Pre-Construction Department.
  • Develop project execution plans, procurement strategies, milestone schedules, project controls, and overall project management plans.
  • Collaborate with the Superintendent during pre-construction to develop project schedules, logistics plans, constructability reviews, manpower planning, and site execution strategies that support a successful project start and efficient project delivery.
  • Serve as the primary point of contact for owners, architects, consultants, and project stakeholders throughout the project lifecycle.
  • Lead Owner-Architect-Contractor (OAC) meetings and maintain proactive client communication.
  • Own project financial performance, including budgets, cost control, forecasting, owner billings, cash flow, and monthly projections.
  • Review job cost reports, identify cost trends, and implement corrective actions as needed.
  • Manage procurement, long-lead material tracking, subcontract administration, RFIs, submittals, PCOs, change orders, and contract compliance.
  • Coordinate Project Management Assistants, Superintendents, subcontractors, and vendors to achieve project goals.
  • Monitor project schedules, critical path activities, and production milestones while removing obstacles affecting field productivity.
  • Conduct regular site visits to support quality control, safety, risk management, and project coordination.
  • Lead project closeout activities, including punch lists, final billings, warranties, O&M manuals, as-built drawings, and final documentation.
  • Mentor project team members while promoting accountability, teamwork, and continuous improvement.

Qualifications

  • Minimum 5 years of commercial construction project management experience managing projects from pre-construction through closeout.
  • Bachelor's degree in Construction Management, Engineering, Construction Engineering Technology, or a related field preferred, or an equivalent combination of education and commercial construction experience.
  • Thorough knowledge of commercial construction methods, scheduling, estimating, procurement, contract administration, budgeting, and cost control.
  • Strong understanding of construction contracts, change management, and project financial reporting.
  • Ability to read and interpret blueprints, specifications, contracts, and construction documents.
  • Excellent leadership, communication, negotiation, problem-solving, and organizational skills.
  • Experience with construction management software such as Procore, Bluebeam, Microsoft Office, or similar platforms.
  • Valid driver's license with an acceptable driving record.
  • Ability to pass required background and drug screening.

Schedule

  • Full-time
  • Monday-Friday
  • Typical work hours: 8:00 a.m. – 5:00 p.m.
  • Additional hours as needed to support successful project delivery

Work Location

Based in Pendleton, Oregon, with projects throughout Eastern Oregon and the Pacific Northwest. Most work is performed from our Pendleton office with regular visits to regional project sites. Most project travel is within a 1–2 hour drive of Pendleton, with occasional overnight assignments at more distant project locations. Company-paid lodging and travel costs provided when overnight travel is required.

Pay: $95,000.00 - $125,000.00 per year
