Temp Maintenance Tech I

SUMMARY: Performs specific carpentry, plumbing, electrical, HVAC, masonry, and
appliance repairs in residential apartment communities by performing the following
duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES: are listed below and will always
include those specifically assigned by the immediate supervisor.

• Assist the Maintenance Supervisor in completing the turn-key apartment

renovations and make ready process.

• Performs work in response to Maintenance Service Requests.
• Performs all general repair and maintenance related to the interior and exterior

of the apartment community, including drywall and painting.

• Sets up and operates machine tools such as a grinder, drill, power saw, and

other

• Power-tools.
• Repairs cabinets, countertops, doors, trim, and other wood structures.
• Assembles, installs and repairs pipes, fittings, and fixtures for heating, water,

and drainage.

• Repairs fences, gates, walls and walkways.
• Assists the Maintenance Supervisor in maintaining inventory and inventory

controls.

• Participates in after hours and emergency response.

SUPERVISORY RESPONSIBILITIES: This position has limited supervisory
responsibilities.
QUALIFICATIONS: To perform this job successfully, an individual must be able to

EDUCATION and/or EXPERIENCE: High-school diploma or general education
certificate (GED)with one-year certificate from a college or technical school; or six
months related experience and/or training; or equivalent combination of education
and experience.
LANGUAGE SKILLS: Ability to read, analyze, and interpret technical procedures
and governmental regulations. Ability to write legibly and clearly. Ability to
communicate with residents and other employees.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in all units of
measure, using whole numbers, common fractions, and decimals. Ability to compute
rates, ratios, and percentages.
REASONING ABILITY: Ability to apply common sense understanding to carry out
instructions furnished in written, oral, or diagram form.
CERTIFICATES, LICENSES, REGISTRATIONS

• HVAC certification requirement may vary by applicable state and local

regulations and/or property conditions.

• Complete and pass the Fair Housing test administered in company training

• Valid state driver’s license

While performing the duties of this job, the employee is frequently exposed to
outside weather conditions. The employee is occasionally exposed to fumes or
airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise
level in the work environment is usually moderate. The employee is frequently
exposed to high-pressure demands from the property owner to maintain high
occupancy (95%) while promoting positive resident relations. Employee may be
subject to frequent complaints and concerns from residents. Employee will be
required to work overtime to complete reporting assignments.
