Job Title: Maintenance Technician
Location: 23rd and Swift Apartments, Kansas City, Missouri
Reports To: Maintenance Supervisor / Property Manager
Position Summary
The Maintenance Technician is responsible for performing routine maintenance, repairs, and preventative maintenance to ensure the community is safe, well-maintained, and operating efficiently. This role supports the overall property condition by completing work orders, assisting with make-ready units, and maintaining building systems. The Maintenance Technician plays a key role in delivering a positive resident experience through timely service and attention to detail.
Key Responsibilities
Work Orders & Repairs
- Complete service requests in a timely and professional manner
- Diagnose and repair issues related to HVAC, plumbing, electrical, and appliances
- Ensure all repairs are completed to company standards and documented accurately
Preventative Maintenance & Inspections
- Perform routine preventative maintenance on building systems and equipment
- Assist with property inspections to identify maintenance needs and safety concerns
- Maintain accurate records of maintenance activities and completed work
Make-Ready & Unit Turns
- Prepare vacant units for new residents, including repairs, cleaning coordination, and final inspections
- Assist with trash-outs and ensure units meet company standards for move-in readiness
Property Maintenance & Grounds Support
- Maintain the overall appearance and functionality of the community
- Assist with groundskeeping and common area upkeep as needed
- Identify and report any hazards or maintenance concerns throughout the property
Safety & Compliance
- Follow all company safety policies and procedures
- Ensure compliance with local, state, and federal regulations
- Properly use and maintain tools, equipment, and materials
Customer Service & Team Collaboration
- Interact professionally with residents, team members, and vendors
- Respond to maintenance requests with a customer-focused approach
- Collaborate with the onsite team to support overall property operations
Qualifications:

Required:
- A current and valid drivers license is required.
- 1–3 years of maintenance experience, preferably in multifamily or a related field
- Working knowledge of HVAC, plumbing, electrical, and appliance repair
- Ability to complete physical tasks including lifting, climbing, and working in various conditions
- Strong problem-solving skills and attention to detail
- Ability to work independently and as part of a team
Preferred:
- HVAC certification (or willingness to obtain)
- EPA certification
- Experience with property management software (Yardi, OneSite, or similar)
- Previous multifamily experience
