Job Title: Estimator – Commercial Construction

About the Role
Matukat Construction is seeking an Estimator to manage the bidding and subcontractor procurement process for our commercial construction projects. Working under the Preconstruction Manager, the Estimator owns the development and solicitation of bid packages, drives subcontractor coverage and communication, and levels incoming bids to ensure accurate, complete, and competitive pricing.
This role is central to how Matukat prepares a project before construction begins. The Estimator reviews drawings, specifications, and addenda; builds and issues bid packages across all trades; fields subcontractor questions throughout the bid period; and assembles the bid tabs, cost breakdowns, and backup documentation the Preconstruction Manager relies on to build owner-facing budgets and GMP exhibits. Strong accuracy and scope awareness at this stage directly protect both our clients and our project teams from cost surprises later.
The Estimator works closely with the Preconstruction Manager, project managers, superintendents, and our trade partners throughout the Colorado market.
Key Responsibilities
1. Bid Package Development & Solicitation
- Prepares and organizes bid packages for all trades based on contract documents and design development.
- Issues invitations to bid, distributes project information, and confirms adequate subcontractor coverage.
- Coordinates pre-bid walkthroughs and scoping meetings with subcontractors.
- Reviews drawings, specifications, and addenda to ensure bid packages fully capture scope.
2. Subcontractor Coordination & Communication
- Serves as the day-to-day contact for subcontractor questions during the bidding process.
- Follows up with subcontractors to ensure timely bid submission across all scopes.
- Collects and organizes subcontractor proposals for review with the Preconstruction Manager.
- Maintains an updated database of subcontractor and vendor contacts for future bid opportunities.
3. Bid Leveling & Scope Review
- Reviews subcontractor bids for completeness, clarifying inclusions and exclusions.
- Levels bid packages to ensure fair comparison and scope alignment across multiple proposals.
- Identifies scope gaps, overlaps, or risks and communicates them to the Preconstruction Manager.
- Prepares detailed bid tabs, cost breakdowns, and supporting documentation for internal review.
4. Cost Analysis & Value Engineering Support
- Provides comparative analysis of subcontractor pricing to support value engineering discussions.
- Tracks cost implications of design changes or owner-driven modifications.
- Assists in identifying alternate materials or methods to reduce cost or schedule risk.
- Communicates material escalation risks and long-lead procurement considerations.
5. Preconstruction Team Collaboration
- Works closely with the Preconstruction Manager, providing accurate and timely bid data to support budget development.
- Ensures all subcontractor pricing and bid documentation are available for review in owner-facing budgets.
- Supports the Preconstruction Manager in preparing GMP exhibits, cost narratives, and backup documentation.
- Collaborates with the Project Manager for a smooth transition from preconstruction to contract execution, while not owning contract awards.
Qualifications
Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. Relevant certifications are a plus. Equivalent industry experience will also be considered in place of a degree.
Experience: Typically 3–6 years of commercial construction estimating experience, including bid package development, subcontractor solicitation, and bid leveling. Experience supporting budget or GMP development is preferred.
Technical Skills: Proficient with Bluebeam Revu and Microsoft Excel, with the ability to read and interpret construction drawings, specifications, and addenda. Experience with Procore, CMiC, or comparable estimating and takeoff software preferred; BIM exposure is a plus.
Soft Skills: Highly organized and detail-oriented, with strong written and verbal communication skills. Able to manage multiple bid packages and deadlines at once and to communicate scope and cost issues clearly to the preconstruction team.
Other Requirements: Valid Colorado driver’s license and ability to attend pre-bid walkthroughs and occasional job-site visits. Working knowledge of CMAR, Design-Build, Negotiated, and Hard Bid delivery methods and Colorado market conditions.
