Retail Real Estate Director
PURPOSE
Identify potential sites for Mattress Warehouse locations and otherwise assist in the Company-wide real estate efforts and activities.

Identify potential sites for Mattress Warehouse locations and otherwise assist in the Company-wide real estate efforts and activities.
DUTIES/RESPONSIBILITES
- Assist in identifying locations and developing deployment plan for new stores and distribution centers;
- Manage and coordinate relevant aspects of leasing and property acquisition;
- Research current real estate and retail activities, trends, and developments relevant to site selection;
- Engage and evaluate the work of external real estate broker network;
- Develop strong landlord, broker, and retailer relationships;
- Research and develop business justification and recommendations for lease renewals, relocations, remodels, and territory expansion;
- Partner with real estate team for field projects and oversee conformance to lease requirements such as obtaining landlord consents and approvals, negotiating and monitoring Landlord fit-out requirements and collection of Tenant improvement dollars
- Identify potential areas of opportunity for savings and/or improved operations and efficiency;
- Extensive travel required;
- Other duties as assigned.
- Bachelor's degree from an accredited institution preferred but not required;
- Three to five years of experience in commercial retail or corporate real estate site selection; or an equivalent combination of education, training and experience that provides the required knowledge, skills, and abilities;
- Strong financial and analytical skills required;
- Strong skills in real estate negotiations, as well as written and verbal communications;
- Functional understanding of the commercial broker relationship is required;
- Upbeat and very flexible;
- Motivated and able to work in an exceptionally fast and fluid organization;
- Able to work independently and as part of a team.
