This role is intended to expand to a director level position to provide Construction Manager as Advisor (CMa) services on behalf of the firm.

Preconstruction Responsibilities

Planning, Feasibility & Coordination
- Collaborate with architects, clients, engineers, and other stakeholders to evaluate project feasibility, regulatory implications, and site conditions.
- Conduct or support risk analysis, identifying potential challenges early and informing mitigation strategies.
- Participate in scope definition, ensuring scope alignment among owner, architect, and consultants.
- Develop cost estimates, budgets, and schedule projections; collaborate with estimators to compare conceptual, control, and trade estimates.
- Lead or contribute to value engineering, maintaining alignment with the design intent and project goals.
- Perform constructability reviews, offering construction‑driven feedback to the architecture team on systems selection, sequencing, logistics, and coordination with trades.
- Support preparation of preconstruction deliverables, including logistics plans, early procurement logs, and phasing strategies.
Once construction begins, the CPM performs or supports the architect in comprehensive CA tasks.
Contract & Document Administration
- Manage RFIs, submittals, change orders, and contractor correspondence, ensuring work aligns with contract documents and design intent.
- Track construction documentation and approvals, maintaining clear project records.
- Support payment application review and verify compliance prior to certifying pay requests.
- Conduct site visits, observing progress, documenting conditions, and verifying adherence to contract documents and quality expectations.
- Identify design or field coordination issues and work with architects, engineers, and contractors to resolve them before they impact cost or schedule.
- Facilitate communication between the architecture team, owner, contractor(s), and consultants, ensuring alignment and timely decision-making.
- Lead or participate in construction meetings, preparing meeting minutes and coordinating follow-up actions.
- Assist in substantial and final completion inspections, punch list development, and tracking corrective work.
- Oversee collection and submission of closeout documents, including O&M manuals, warranties, and as‑built documentation.
Required
- Bachelor’s degree in Architecture, Construction Management, Engineering, or related field.
- 5 Years experience in construction project management, construction administration, or preconstruction planning.
- Strong understanding of architectural drawings, building systems, construction sequencing, and permitting processes.
- Proficiency with project management tools and construction documentation workflows.
- Experience working directly for or with architecture firms.
- PMP, CCM, LEED accreditation, or relevant certifications.
- Familiarity with AIA contract documents and CA workflows.
- Design Intent Stewardship: Ability to understand, protect, and advocate for the architect’s design vision.
- Technical Competence: Knowledge of construction materials, methods, and detailing.
- Analytical Skills: Ability to interpret drawings, evaluate costs, analyze risks, and assess constructability.
- Communication & Organization: Clear written and verbal communication, strong documentation habits, and collaborative leadership.
- Problem Solving: Skill in navigating field issues, coordinating solutions, and mitigating risks across phases.
- Software Competence: Proficiency in Microsoft Office, Bluebeam Revu and Asana.
