The Critical Role: What You’ll Do
As the Occupancy Specialist, you are the gatekeeper of compliance. You will ensure our affordable housing programs (including HUD and PBV) operate with absolute integrity and efficiency.
- Manage the Full Occupancy Lifecycle: Handle everything from initial applicant screening and eligibility determination to lease-up and ongoing support.
- Recertification Mastery: Execute timely and accurate annual and interim recertifications, ensuring files are "audit-ready" at all times.
- Rent Calculation: Precisely calculate resident rents in accordance with complex federal, state, and local regulations.
- Regulatory Oversight: Maintain full compliance with HUD and Project-Based Voucher (PBV) programs.
- Waiting List Management: Meticulously maintain and update all program waiting lists.
- Collaboration: Provide essential support to the property management team to maintain smooth operations and high resident satisfaction.
Who You Are: Essential Skills & Experience
- Education: High school diploma or GED required.
- Experience: 2–5 years of relevant work experience in affordable housing, property management, or leasing intake/screening.
- Program Knowledge: Strong experience with HUD and Project-Based Section 8.
- Certifications: Certified Occupancy Specialist (COS) preferred (or a willingness to obtain).
- Tech Savvy: Proficient in Microsoft Word, Excel, and Outlook.
- Bilingual Skills: Fluency in Spanish is a strong plus!
