What are the responsibilities and job description for the Land and Development Project Manager position at Mantle Investments?
We are seeking a hands-on Land and Development Project Manager to help manage lot development, infrastructure construction, and future vertical development projects for multiple high-profile developments in Bullhead City, Arizona.
This role will support ownership in managing horizontal construction, civil infrastructure, utilities, roadway improvements, schedules, budgets, contractors, consultants, inspections, pay applications, change orders, and project coordination. Over time, the role may also support vertical development projects across residential, commercial, hospitality, retail, and other mixed-use components.
Ideal candidates will have construction and/or land development experience, the ability to read plans and manage field issues, and the ability to travel regularly to Bullhead City. Experience with residential subdivisions, civil site work, utilities, grading, drainage, roadways, homebuilding, commercial construction, or owner’s representation is strongly preferred.
This is a meaningful opportunity to work directly with ownership on one of the most significant mixed-use development projects in the Bullhead City region.
Key Responsibilities
- Manage day-to-day coordination of horizontal development work, including grading, drainage, wet utilities, dry utilities, paving, roadway improvements, and lot delivery.
- Serve as an owner’s representative in communications with general contractors, subcontractors, civil engineers, surveyors, inspectors, utility companies, consultants, and municipal staff.
- Track project schedules, critical milestones, permitting items, inspections, plan revisions, contractor deliverables, and long-lead items.
- Review construction progress in the field and compare work against approved plans, budgets, schedules, scopes, and owner expectations.
- Assist with preparation, review, and tracking of project budgets, cost estimates, pay applications, change orders, contracts, invoices, and lien releases.
- Coordinate with civil engineers, contractors, and City representatives to resolve field conflicts, plan issues, utility coordination items, inspection comments, and construction sequencing challenges.
- Assist with future vertical development projects, which may include residential, commercial, hospitality, retail, or other mixed-use components.
Required Qualifications
- Minimum 5 years of relevant experience in construction management, land development, civil construction, homebuilding, real estate development, engineering coordination, or owner’s representation.
- Ability to travel regularly to Bullhead City, Arizona and be physically present on site as project needs require.
- Strong understanding of construction schedules, budgets, scopes of work, plans, specifications, field coordination, and contractor management.
- Ability to read and interpret civil plans, site plans, utility plans, grading plans, construction drawings, contracts, and project schedules.
Pay: $5,000.00 - $10,000.00 per month
